Single Family home sales have steadily increased over the past three quarters of 2009 in Middleboro. First quarter started off with 247 listings, 28 sales and an inventory supply of 26.6 months.

Second quarter saw an increase in inventory (+11) along with an increase in sales (+15) thus reducing the months supply to 18.0 which is a significant reduction from first quarter.

Third quarter had a decrease in inventory (-29) and increase in sales (15) putting the months supply to approximately 11.6 months.

Although sales
have increased by 18 through the 3rd quarter of 2009 compared to 2008, the average sales price in Middleboro Massachusetts has dropped by 11.8%.

is showing 101 current listings, with 17 under agreement, and 15 sold to date.

With the $8,000 tax credit nearing the deadline for closing on or before November 30, 2009, it will be interesting to see if sales spike in October and what impact it will have on pricing. Stay tuned.

Middleboro is well known for its status in cranberry production due to Ocean Spray having a manufacturing plant in Middleboro and their corporate headquarters located on the Middleboro/Lakeville town line. There are several other large corporations that use the Middleboro 02346 zip code as part of their operations.  The Christmas Tree Shop headquarters, Serta Matress, Sager Electronics,  Cirelli Foods, Brookfield Engineering, Pavestone, FedEx, Gerson, and soon to be Sapphire Engineering to name a few. The town has been very proactive in offering tax incentives to lure commerce to the area.

ONLY 71 Days- avg. time on market is CONSIDERABLY LESS, so it looks like homes in this price range in Middleboro are in HIGH demand

So, what does this mean to me, Todd? Well, Mr. Homeseller, what these means is that say you have a home to sell in the $250-$299k range, you would have 29 competitors with homes for sale in that price range. What would you do to make your home more compelling to the buyer? more curb appeal? a more aggressive pricing strategy? really want to move? make your home hard to walk away from on the first showing.

Visit The Middleboro Herring Run

I stopped by the Middleboro herring run
recently to check out how many fish were in the river and migrating up the ladders toward the Assawompset to spawn. I was pleasantly surprised. There appeared to be a decent number of herring in the river.

There are two species of river herring that migrate from the ocean, make their way up to the Nemasket River and eventually spawn in the Assawompset Ponds in Lakeville. The alewife is the first to arrive here in late March throughout May, while the blueback migrates here in late April through June.

Once the eggs are laid and fertilized, the adult herring swim back downstream and return to the ocean. The incubation for the fertilized eggs is approximately three to seven days. The hatchlings eventually work their way back to the ocean. It is somewhere around 3 to 6 years before the juvenile herring return to their native spawning grounds in the Assawompset Ponds.


Middleboro Herring Run


The herring run in Middleboro is one of the largest in the state of Massachusetts. It used to be a place where my husband and I would stop and net herring to use as live bait on our fishing expeditions. However, for the past three years, the run has been closed to the taking of herring. Massachusetts, Connecticut, Rhode Island and South Carolina have all placed a moratorium for catching river herring. The moratorium was put in place back in 2006 and was to last for three years. When I visited the New England Boat Show this past February, and stopped by the MA Division of Fish & Wildlife booth, I learned that the moratorium was being extended for three more years. It will be in effect through 2010.


Herring Run Fish Ladders


Although I was selfishly disappointed to hear this news, I understand the importance of protecting healthy stock levels of the species. Over the past several years, I personally observed that the number of river herring had diminished. Seven years ago, you could yield a net full of these lively fish with one scoop that was almost too heavy to lift. Each subsequent year, you would catch less and have to work harder to catch your quota.

I guess we will have to rely on other methods for catching striped bass for the next three years. We have developed other techniques that have been very productive using both live and artificial bait. This year, my captain is hooked on landing a tuna. That ought to be interesting.

Meanwhile, the fishing reports are coming in that the bass have arrived and some of those caught are in the the 25 lb range. This is a good sign that the season has begun. Massachusetts offers some prime recreational fishing grounds throughout Cape Cod Bay, and Buzzards Bay.

Middleboro Family in Crisis - Can You Help?

I would like to share a story about a family friend, Nicholas Thomas. A kind hearted, genuine, hardworking, devoted single father, who just loved his family and felt blessed in his life regardless of the obstacles he seemed to face.  Nick has not had an easy life in his 30 years, he lost both of his younger brother's tragically in separate incidences and more recently was trying to get back on his feet after a divorce and his wife's addictions, left him with sole custody of his two little girls ages 3 and 6.  Nick had just begun to take college courses again to be an RN and better his life for both him and his two daughters.  Tragically on January 31st, Nick fell while working.  He never regained consciousness.  He was being kept alive on life support in hopes he would begin to breathe on his own.  The prognosis was grim and doctors removed life support.  Nick died on Monday - February 9th, 2009. His organs were donated so he could give others the gift of life.

Nick's two little girls are in the care of his aunt and uncle.  They have had their own struggles as well.  Being out of work and having 4 girls of their own has put a tremendous financial burden on them. Although the loss of Nick is tragic and we cannot help ease the pain they are going through, we are reaching out to our community, our families and our friends in hopes we all wrap our arms around this family and try to provide some relief for them the best way we can.

A family memorial fund has been set up at the Mayflower Bank in Middleboro, MA. for Nick, his little girls and for the family caring for them, trying to make ends meet with now 6 girls in their very small home.  Any donation would be helpful.  If you can, please stop by the bank or drop a check in the mail.
