Milton MA Real Estate: 2011 Year in Review

Milton MA Real Estate continued to hold steady throughout 2011. Overall for 2011, there were 223 single family homes sold in Milton MA, with an average sale price of $520,962.00.
The lowest priced home sold for $181,000 and the highest was a sale at $1,805,000.00. The first chart to the left shows the percentage of homes sold in each price range.
While the average sale price may have fluctuated from month to month in 2011, it is holding steady. The average sales price in 2010 was higher at $545,404, however 2010 was the year of the federal first time home buyer tax credit, which may have influenced prices.

The number for 2011 is up over both 2008 and 2009 average home sale prices, which were at $518,982 and $505,411 respectively.
In other categories, the news is also encouraging for a steady market. Average days on the market was at 108 for 2011, 107 for 2010, 103 for 2009 and 109 for 2008 - all down from 120 in 2007.
Milton MA has done pretty well to weather the real estate storm. It is extremely convenient for commuting to Boston, located just south of and adjacent to Boston.

For the period of November 1, 2011 through November 30, 2011, there were 21 single family homes sold in Milton MA. That is the same number of single family homes sold in Milton in October 2011. The median price for November 2011 was $415,000.00, with a low of $278,199.00 and a high of $1,070,000.00. The late fall and winter tend to be slower than the spring months so I always like to compare to the same month of the prior year. Number of sales was way up from the 12 homes sold in November 2010 but the median price was down.


The median price is obviously affected by the actual prices of sold homes during any given month. Milton has a variety of inventory with lows averaging in the mid to upper $200,000s to million dollar properties, and a lot in between. The sale - or lack of sale - of a million dollar home in any given time period will impact the median price. It is also interesting that in the year of the lowest number of sales (November 2010) had the highest median price.
For home sellers, the high number of sales is good news. There are people out there buying homes. The median home price number does indicate, however, that buyers are negotiating those prices and not willing to pay above market value.
For home buyers, Milton remains a town where people are interested in moving, due to the good schools, proximity to Boston, good quality of life and the status of number two small town in the country. The market is holding its own, adding another reason why people like to buy homes in Milton MA.

Milton MA Market Report for October 2011
For the period October 1, 2011 through October 31, 2011 there were 21 single family homes sold in Milton MA. That number seemed much higher than the numbers for Canton Home Sales for October 2011 and for Stoughton Home Sales for October 2011 so I wanted to see how it compared to previous years for Milton.
I searched back to 2006 and found that October 2011 had the second highest number of homes sales, with the first being October 2009 with 24 sales.

The sales numbers indicate that Milton remains to be a town where people want to buy a home. But how did the prices compare year to year?

While not as strong as the past few years, the October 2011 median home price in Milton MA still exceeds the median for 2006 and 2007. There are still some historically good prices out there but homes are selling in Milton MA so buyers should take advantage if they see something they like in their price range.
November has almost come to an end so stay tuned to see how the numbers compare for November. Milton historically has had a rather steady real estate market and that is one of the factors considered when it was named Second Best Small Town to Live in the United States.

Milton MA Market Report for the Third Quarter of 2011
With the end of September, we came to the end of the third quarter of 2011. The end of a quarter is a good time to look back and see how the real estate market performed both over the quarter and year to date. I have shown you the Third Quarter Market Report for Stoughton MA and the Third Quarter Market Report for Canton MA. Now it is time to check on Milton, MA. All data below was obtained from the MLS Property Information Network, Inc.
For the period of July 1, 2011 through September 30, 2011, there were 74 homes sold in Milton MA. Year to date through September 30, 2011, there have been 166 homes sold in Milton MA. The average number of days on the market for the entire three quarters was 105.
How does that compare to last year? For July 1, 2010 through September 30, 2010, there were 58 homes sold in Milton, MA. For the first three quarters of 2010, there were a total of 1664 homes sold in Milton, MA. The average number of days on the market for that same period was 113.
Comparison of 2010 and 2011 time periods are shown in the charts below.

While many other towns (including Stoughton and Canton) saw fewer home sales in the first three quarters of 2011 compared to 2010, Milton held steady in the overall number of home sales and decreased the number of days on the market. At minimum, it shows a steady real estate market in Milton. Furthermore, 2011 showed a steady inrease of sales over each quarter. Also, remember that the Federal tax credit for home buyers was still in effect for transactions closed by the end of September, 2010, so it is even more encouraging that Milton's home sales held steady year to year.
As for average sales price, that dropped slightly from 2010 to 2011. However the tax credit could have impacted these numbers, but that data also matches what we have seen in other communities.

The good news in this is for home buyers looking to buy a home in Milton MA, the low prices combined with the still historic low interest rates make it a good time to buy, assuming you are looking for a long-term place to call home, rather than a quick investment. The last quarter will show us if home prices may be on the rebound. Furthermore, the numbers indicate that the real estate market in Milton MA is holding its own and even improving slightly. Milton historically has had a rather steady real estate market and that is one of the factors considered when it was named Second Best Small Town to Live in the United States.

Another Satisfied Milton MA Buyer: 242 Woodland Road Milton MA
Yesterday I had the pleasure of having my clients close on their purchase of 242 Woodland Road in Milton MA. It is a lovely contemporary home nestled at the foot of the Blue Hills and is a really beautiful setting. It is the perfect place for this young family to put down their roots in Milton MA.
