Wow did this article hit the nail on the head. The homes are moving because the smart homeowner is re-positioning their home in the market. They are willing to make a dramatic price reduction because they want their home sold.
These homeowners are forward thinkers. These homeowners are taking the long view of the market. They have a smart real estate agent who is giving the very best advice to market their home and what is the most important marketing tool we have to sell their home? *THE PRICE*
Back in one of the presidential elections there was a powerful statement made, "It is the economy Stupid." Well the powerful statement is "It's the Price Stupid."
The smart sellers today knows because their realtor has told them that their price adjustment needs to be dramitic to make the buyer take action. The longer their home sits on the market the lower it will sell for. So why not move to accelorate the sale by a re-positioning in market?
In this article from the Boston Globe they refer to the sellers as a particularly stingy bunch! Does any of this resonate with anyone?

I have been highlighting a local business and this week I am featuring "Beverages to Go." On Tuesdays there is always a wine tasting and I wanted to get the word out on that. I have had Tammy Lamenzo do wine and cheese parties for me around at a property or as part of another event. She is always a delight and everyone, of course, enjoys the event. I personally can highly recommend Tammy and Beverages to Go." I have never been anything but delighted with the service whether I personally go there or Tammy comes to me and my event.

Needham Area Market Report 2008
I am comparing the single family sales for 2008 to those of 2007 and the inventory is so low. At this point there are 67 single family homes on the market and some of those are Active with a flag for essentially they are under agreement.
There were less homes sold in 2008 but the median price increased by 5%
The average price increased by 5%
