Are You Buying a Massachusetts "Fixer-Upper" or a Home That "Needs Updating"?

As a 15 year Franklin, Massachusetts area Realtor, there are certain real estate related terms that I have become accustomed to. One of those terms is "fixer-upper" which conjures images of a home with missing appliances, holes in the wall, and generally a whole lot of work that would likely overwhelm mosttear down buyers.

I had an interesting conversation with one of my sellers today in which he informed me that my marketing and photos were very good however they "seem to make the home appear better than it is". He explained that although the home needs some bathroom and kitchen updating, he would prefer that I describe the house as a "fixer-upper" so buyers will have low expectations when they come. We have had a few showings now and buyers seem to feel the home requires more updates than they had anticipated.

Realtors generally view homes as a "fixer-upper" when it requires major structural, mechanical or other serious repairs as opposed to updating a kitchen or bathroom. A fixer upper may be considered a "tearer-downer". Just to be sure I checked with a few online resources and curiously found a wide range of definitions.

fix·er-up·per (fksr-pr) n. A house or other dwelling that is badly in need of repair, usually for sale at a low price.

Mike Harper, an EHow contributor writes that "the ideal fixer-upper is a house that is selling for below market value, but that only requires minor cosmetic repairs to bring it back in line with other homes in the neighborhood". However, he goes on to add that "repair work may be more extensive than merely cosmetic and may include repairing leaks in the pipes, re-wiring the electrical outlets, and laying new carpet or hardwood floors".

Okay, so maybe "fixer-upper" is in the eye of the beholder. What do you think of when you read those words in a listing description? Is it preferable to bring a buyer's expectations down or is that a sure way to a bargain basement offer?

The Norfolk, MA real estate market report indicates that there were 89 homes sold in 2009 as compared to 92 in 2008. This represents a 3% decrease in the number of homes sold. The average sales price changed from $480424 in 2008 to $445134 in 2009, a 7% decrease in value. The days on market changed -6 % from 156 to 146.
