Are you using a "old school" Realtor who uses "old school" marketing techniques? This is a great question the next time someone is out looking for the right Real Estate Agent to use. I say it all the time but, times have changed! If you ask me, there are many key questions I would ask if I was looking to have someone work for me when buying or selling a home in today's market.

1. Are you an "avid" user / embraces Social Media? (Having a user name and password on Facebook doesn't count)

2. Do you use video to market your properties? (No, virtual tours don't count)

3. Do you have your own blog?

4. Do you use resources like ActiveRain, Zillow, Trulia to get your word out there?

5. Would you do a single property site for my listing?

6. Are you going to provide me with Analytics on what your doing online?

7. Don't tell me Corporate does all this, show me!

8. Do you use video chat?

9. Do you own a PDA, can you receive emails on the road? (personal digital assistant) iphone, Blackberry, Palm

10. Are you tech illiterate?

I would suggest if you get two NO's from this list you should seriously consider the options. In my area, the average listing is on the market for 137 days. That's 4 1/2 months! Time is money and it's a fact that people (buyers and sellers) want more content on their time. The days of people looking in the newspaper or picking up a magazine to search for Real Estate is GONE! New media is the way and if your using an "Old School" Realtor you could be wasting valuable time!

Bucking the trend in most Massachusetts communities, North Andover, MA posted a 3.9 percent increase in the median price of a single-family home through the first three quarters of of 2008 ($509,300) compared to the same nine-month period in 2007 ($490,000).

The data comes from the MLS Property Information Network, Inc.

Sales of single-family homes, on the other hand, declined 11.9 percent, from 159 sales to 140.

The median price of a condo in North Andover decreased only 0.2 percent during the first three quarters of 2008 compared to the same period in 2007.

Condominium sales declined 26 percent, from 115 to 85.
