North Attleboro Mass- My first Investment PropertyI purchased my first 3-family home around 1995 on North Washington Street in North Attleboro Mass, and it was the best decisions I have ever made. It completly paid our mortgage and then some, allowing us to by the old Jerimars in Attleboro Mass and openning Wetherlaine's Restaurant & Pub. Buying a 3-family allowed my dreams to come true and eventually purchased a single family and keeping the 3-family. I highly recommend multi-family ownership and here are just a few reasons why.

1.Lower Risk Than Single Family Homes. Investing in multi family houses give you the same chance to own a property and risks are lower compared to single family homes. If you'll lose one tenant, you can still obtain monthly payment from other tenants. If you are a first time home buyer and live in it, chances are you will have a minimal payment or none at all because the tenants will be covering it.

2.Continuous Monthly Income. Investing in multi family houses have the potential to bring you more income than relying on just one tenant from single family residence.

3.Less Maintenance. They say there's more cash if you have multiple properties. But how are you affected if you have many single family homes to take care of? This will shake up your finances if you'll have to maintain each and every properties when you can do it all at one place. You'll simply have to manage a real estate property at a single location and yes, still generate more from this without having to get and maintain as many properties.

North Attleboro is a very nice town to work and raise a family in, I have lived here all of my life and have no intention of ever leaving. My hometown is rich in history. North Attleborough is the birthplace of the jewelry industry and celebrated its centennial in 1987. The North Attleborough Historical Commission and society help to preserve the past for the benefit of current and future residents.

A Brief History
North Attleborough (now spelled Attleboro), formerly a part of Attleborough, is an industrial town on the Rhode Island border. In pre-Colonial times, it was the site of the Bay Path, a major Indian trail to Narragansett Bay, the Seekonk River and Boston. John Woodcock and family established a small settlement in North Attleboro in 1669, which subsisted on agriculture, fishing and hunting. By 1670, Woodcock had received a license to open a tavern.

The settlement was attacked during King Philip's War, with two killed and one home burned, but the garrison house which Woodcock had built survived the attack. The Woodcock-Garrison house (pictured below) was used as sleeping quarters for George Washington on his army's march to Boston to rid the city of General Thomas Gage's troops. The Garrison house is still open for tours and is an especially popular destination for field trips by local grade school children.

Public schools
The town has its own school department, led by Superintendent of Schools Suzan Cullen since May 2011. The school system consists of:

  • North Attleboro High School (Grades 9-12)


The high school's team mascot is the Red Rocketeers, but nicknamed the Rockets. The school colors are red and white. North Attleboro is sometimes referred to as Big Red Country due to all the school spirit. NAHS's chief rival is Attleboro High School.
High school students may also choose to attend Tri-County Regional Vocational Technical High School, located in Franklin and including communities in Bristol, Norfolk and Middlesex Counties. Students are also able to attend Bristol County Agricultural High School in Dighton free of charge.

The town is home to one Catholic K-8 school, Saint Mary-Sacred Heart School. The nearest private high school is Bishop Feehan High School in Attleboro, a Catholic high school.

Recreation
A pretty cool thing about living in North Attleboro for all of you football fans, is that North Attleboro is about a 15 minute drive to Gillette Stadium. Gillette Stadium (pictured below) is New England’s premier sports and entertainment venue. It is home to the New England Patriots, three time Super Bowl Champions and also Major League Soccer’s New England Revolution.

Patriot Place, which is what the shopping and dining area is called, features a wide variety of shopping experiences offering everything from major fashion retailers and unique shops, to the first Bass Pro Shops in New England.

Notable Residents of North Attleboro
Joseph W. Martin, Jr. 1884–1968. He was a Republican US representative and served as Speaker of the House of Representatives from 1947–1949 and 1953–1955. The first Catholic Speaker, he was next in line to the presidency during Truman's term. In 1960, McGraw-Hill published My First Fifty Years in Politics, by Joe Martin as told to Robert J. Donovan, a lively and detailed account of Martin's role in American politics over a half-century. Martin was the longtime publisher of The Evening Chronicle newspaper in North Attleborough. After his death it merged with a nearby rival and became The Sun Chronicle Newspaper. The J.W. Martin Elementary School is named in his honor.

Robert F. Toner - Second lieutenant U.S. Army Air Corp. Second World War co-pilot of the B-24-D Liberator named Lady Be Good which was lost in the Libyan desert in 1943. Toner Boulevard is named in his honor.
Commander Lester Seneca Wall Jr., (1916-1950) U.S. Naval Academy graduate, Second World War naval aviator, sank Japanese battleship Ise with one 500 pound bomb. He was awarded the Navy Cross and died during flight testing crash of an F8F at Miramar Naval Air Station.
Frank C. Whitmore (1887–1947), notable organic chemist. Provided evidence for the existence of carbocations. He also, published the first advanced organic chemistry book in the English language.
Tedy Bruschi - Resides in North Attleboro. He is a former middle linebacker of the New England Patriots of the National Football League
Anthony Sherman -Professional football player for the Arizona Cardinals. Played college football at UCONN where he was a four year starter.


Being Green
We also have a fairly new single-stream recycling program that allows residents to toss all of their recyclable materials into one 96-gallon green carts without sorting them first! Boy do my kids love that! All recyclables can be placed in the cart, sorting is no longer necessary.


This cart can be then rolled to the curb for weekly curbside collection. Automated collection vehicles are equipped with a lifting mechanism that lifts, empties and returns the cart to the same location. The operator controls the entire operation from the driver’s seat. The entire process takes about 10 seconds to complete for each residence, and is noticeably safer, cleaner and more efficient than the old system.


The North Attleboro solid waste program is $85 a year which covers the recycling program and our pay-as-go trash program. All other trash must be in a tied plastic bag, either a town bag or a commercial bag with a “Bag Tag” attached to each bag. These bags and tags can be purchased at local grocery and convenience stores for about $1.50 each.

Public Utilities

One the best benefits of living in North Attleboro is that the North Attleborough Electric Department NAED is owned by the people of North Attleborough. I have lived here for over 25 years and have never been without power for more than 4 hours and that was just this year during a hurricane.

Municipal electric utilities like NAED were founded on the principal that electricity is an essential public service that is best provided by a utility owned and operated by the people it serves. With public power, not only are the residents part owners of their local electric utility, the commissioners who govern policy for the utility are from the community as well. In a public power community, the electric utility is non-profit and tax-exempt, meaning that every dollar paid for electricity goes toward high quality, reliable and economical electric service that meets the diverse needs of the community and the rate payers. A win-win for all.

My Thoughts on Purchasing a Distressed Property

Incomplete developments and subdivisions, as well as vacant properties, are visible all over the landscape. The growth of distressed properties has increased rapidly in the past three years, due to foreclosures, declines in property value, and the large number of homes for sale. Any reasonable real estate market analysis should consider the option of purchasing distressed properties, for the potential investment value they could provide.

Many banks and developers have distressed properties to unload. Overwhelming numbers of foreclosed properties are reverting to banks' ledgers, placing them more in the business of property management, than in lending. Developers and investors with incomplete projects are looking to sell their troubled assets, sometimes for far less than they are worth.

 Short Sale and Pre Foreclosure in North AttleboroAs experienced investors know, a cheap property is not necessarily a good value. If distressed properties are pieces of low-income housing, in unappealing neighborhoods, then the properties will bring either low sale prices or low-quality tenants. No determinant of value is more important than location, and investors make sure that comparable homes, in a market analysis, come from similar neighborhoods, to compute appropriate values.

Investors may choose to buy short sales. Short sales are properties, which are being sold for less than the mortgage balance, by homeowners looking to avoid foreclosure. Purchasing these properties provides an advantage for the buyer, who receives a property for less than its value. Purchasing short sales also benefits the seller, who avoids a major hit to his or her credit score, and the bank, which does not have to carry distressed properties on its books.

Foreclosures require some skill and probably an attorney. These properties may be found

in a variety of conditions, and may not come with a clear title. Buyers should always check out the neighborhood, to ensure that property value will rise, and should evaluate whether they have the skills, and the cash, to bring the property to livable condition.


REO's also make good potential investments. REO, which stands for real estate owned, is a foreclosed property, which has been through auction, but failed to sell. The biggest advantage of an REO is that the bank is the primary lien-holder, so the property comes with a clear title. Clear title is not always the case with regular short sales or foreclosure.

Investors may also purchase non-performing notes. These notes are usually held by banks or private investors, and are mortgages that are underwater, or in arrears. Again, to avoid the foreclosure process, many banks will sell these notes for a considerable discount. Investors who purchase notes may choose to work with the homeowners, to reduce payments or to reduce the mortgage balance, or they may begin foreclosure proceedings, and then take ownership of the property.


Any legitimate real estate market analysis, in the current economy, has to include distressed properties. These properties represent tremendous investment opportunities for buyers who are willing to endure a process that will be just a little more complicated than normal purchases. Of course, buyers should always discuss purchases with a real estate attorney, and should ensure that any property is in good condition, and in a good location, before agreeing to buy.

2012 Goal - Reduce, Reuse, Recycle

The New Year is a great time to develop some new household habits, and to recycle more in my family is on the top of mine. Many households shy away from adopting green living habits for fear that they’ll be too hard, time-consuming, or expensive.

In reality, there are many green habits that can fit easily into your daily routine. To start out consider the old adage of "reduce, reuse, recycle."

Reducing your consumption means being a conscious consumer. Choose packaging that easily biodegrades, such as cardboard or paper. Avoid plastic when possible and only use plastic when it’s the kind that can be recycled.

Use your own grocery bags when shopping to reduce the amount of plastic bags you consume. I have a whole bunch of green shopping bags, the problem is I always forget them! There are a bunch of other ideas, but this should get the ball rolling!

Most of us at home attempt to recycle, in one form or another but recycling in the office is another story. Many small businesses are not set up to recycle. It takes time and effort to arrange a recycling program but there are numerous benefits.

Recycling helps companies save money by reducing garbage service pick-up, reduce's the organizations carbon foot-print, and helps improve employee morale. These days it feels good to do the right thing for the environment and I think this should be a goal of all for 2012.
