the overall volume is down a lot by 9.70%, the
median price for
the year is up by as much as 13.55% and the average sale price is up
a lot again - by about 15.43%.
Other trend is days on market - which is almost
unchanger in 2010
- down to 110 from 112
days.
All
the indicators show that North Reading, MA is not a great market for
single family homes and has tilted a lot in favor of buyers. Sellers
got more money for thier homes in 2010 as compared to 2009 - a good
indicator for 2011 - but number of sales were down as much as 21.77% -
a huge drop
The ratio of sale price to list price is identical for 2009 and 2010 -
at 97%.
