Quincy Massachusetts Condo Market Report - October 2008
The average selling price for condominiums sold in the month of October 2008 was $ 250,618 which is a substantial decrease from $ 333,268 for the same time period in 2007.
The number of homes sold slightly increased from 25 to 27 with the average days on market decreased from 163 to 134. At this moment there are 205 condominium listings in Quincy, compared to 274 condominium last year.

Quincy Massachusetts Market Report - October 2008
The average selling price for single family homes sold in the month of October 2008 was $335,255 which is a substantial decrease from $358,553 for the same time period in 2007.
The number of homes sold decreased from 36 to 24 with the average days on market rised from 83 to 103. The trend for average market time for homes sold in Quincy, Ma have been substantially longer.
This statistic usually indicates a need for more aggressive pricing.

The Falls Condo Complex in Quincy is one of the more popular condo complexes in all of Quincy.
There are about 186 units in the complex. The units feature some townhouse style floor plans as well as fireplaces. Some of the units on the garden level have small courtyards where you can sit out and have a grill for barbeque.
The Falls condo complex is located just off of Quincy Avenue on Falls Boulevard.
There are currently 6 units on the market in the complex. The units are ranging in price from $203,000 to $290,000.

While I have you reading about condos in Quincy, a client of mine just asked me to conduct a search of condos that were under $250,000 and with a condo fee of less than $200/month in Quincy. I conducted the search and was happily surprised to find 12 units. The most expensive unit was priced @ $244,900 The condo fee on that particular unit was $137/month. If you were to pay full price, and get a loan @ 7% (which is higher than the going rate) .
Your monthly mortgage, condo fee and taxes would like the following:
Payment Summary
Principal & Interest:$1,629.33
Condo/HOA Fees:$137.01
Taxes:$150.00
Total Monthly Payment:$1,916.34
*30 year fixed
In this mortgage scenario, you would be typically paying $1,428.58 in mortgage interest. When you file your tax return, you will get tax credits for the mortgage interest you pay. This is why home ownership has a great tax benefit.
