Please!! Stop Talking!!

Please!! Stop Talking!!

Last week I was showing some homes to buyers in Sharon MA. There were some homes in Sharon MA that were having open houses, so we went to see them.

talkingAt one open house the listing agent could just not stop talking! We came in and she had to give us an overview. Okay, that was fine....I guess. Then she followed us from room to room, explaining and commenting. And there were a number of buyers there....and a fairly small house. So she stood there in the main room, talking and talking and talking and talking. I kept thinking Please! Stop talking!

I could not think, let alone take in the rooms I was viewing; neither could my buyers. Everytime we went to comment on something, there she was, talking at us or talking at another buyer. Eventually, we could not wait to get out.....and so we did.

The idea is to want the buyer to linger and discover the house.....for them to picture themselves in it. Now this house was not perfect but the price was decent enough and of course, the Town of Sharon remains a desirable market. The more she talked and tried to "sell" this house, the more it made us all wonder what the problem was. In the end, it was not the right home for my buyers regardless of how much she talked!

Sellers no matter how much talking your agent does, he or she is not going to "sell" the house. It either is or is not the right house for the buyers looking at it. And listing agents, please, please, please just stop talking!

(And I know, not all of you do this. In fact, most of you probably do not!)

Buyers looking to buy a home in Canton MA, Sharon MA or a surrounding Norfolk County community, let an exclusive buyer agent show you the house.....I promise, I will not talk through the process!

US Postal Service Increases Stamp Price by One Cent January 22, 2012

USPS Increases Stamp Price by One CentThe cost of a first-class stamp is increasing by one cent to 45 cents starting tomorrow! This is the United States Postal Service's (USPS) first increase since May 2009.

The cost of sending magazines, standard mail and some package services will also increase, but prices for Express Mail and Priority Mail will remain the same. Postcard stamps will increase three cents to .32 cents. The biggest increase is for international mail which will increase by five cents to .85 cents for mail to Mexico and Canada and by seven cents to $1.05 to other countries.

The hikes are expected to generate an additional $888 million in revenue according to postal officials, and will hopefully help address the USPS financial crisis.

If you have purchased "Forever" stamps in the past, those are still good...until you run out!
