2011 Year to Date Market Report for Center of Town Homes Sharon MA 02067
If you live in Sharon MA or have driven through the center, you may have noticed a mix of homes.
A handful of homes remain from the Revolutionary time period, but the largest number of homes were built in the Victorian era, and post-World War II to the late 1950s. There are a variety of Victorian styles, alongside Ranches, Capes and what is commonly called a Colonial-style home.
Generally, the homes in the center of Sharon represent smaller homes with fewer bedrooms than those built further out from town in the 70s, 80s and 90s. Of the 18 homes sold in this area since the beginning of the year, only two were larger than 2,000 square feet of living space, according to public record.
Many people choose to live near the center of town for the "walkability" to the commuter rail, public schools, playground and Lake Massapoag. Kids can bike to the library, schools and the ball fields.
Living near the center of town gives you the small town feeling of being connected. People are more visible. You greet the same people every day who walk by your house, or see you on the sidewalk, at the library or on your walk to the train. You can walk up to the center of town for a cup of coffee while you "catch up" with friends.
In light of the walkability factor, I would loosely define the "center of town" as the area between the Sharon Train Station (on Depot St.) and Mann's Pond (on Billings St.) and between Ashcroft Road (off North Main St.) and Pleasant Park Road (off South Main St.)

We can see from this chart this while the Average Sales Price dropped by 13% since the same period in 2010, the number of houses sold in this area of town doubled.

Year to Date Market Report for East Elementary School Neighborhoods Sharon MA 02067
It's always interesting to find out what's happening with the real estate market in your neighborhood. This year-to-date market report is for the 70 streets that broadly populate the East Elementary School neighborhoods. Among these streets are several, smaller neighborhoods. We'll zoom in to look at activity in three of these individual areas, too.
East Elementary School Neighborhoods - Overall Year-to-Date Sale Statistics
Since the beginning of January, 2011 there have been 33 single family homes sold in these neighborhoods. This represents almost 1/4 of the total number of homes sold in Sharon MA so far this year.
Here are some basic statistics and comparisons for this area to start:

The East Elementary School neighborhoods can be further broken down into smaller areas of interconnecting streets. Here is a look at sales in three of these areas:
Townsman Square area: Kings Road, Queens Circle, Prince, Knight Road, Bishop Road, Castle Drive and Eisenhower
7 houses sold year-to-date 2011 in this area - Featuring 4- and 5-bedroom homes ranging from 2,700 to 4,300 square feet that were built between 1976 and 1992. Two of these homes were sold as "short sales". Average List Price: $768,957. Average Sale Price: $735,400. Average Days on Market: 82
Hampton Road and "Tree Streets" area: Hampton Road, Birchwood Circle, Spruce Way, Tamarack Way, Oak Hill Drive, Hickory Way, Lilac Street, Aspen Road, Azalea Road, Magnolia Road
, Heather Way, Dogwood Road, Forsythia Circle
7 houses sold year-to-date 2011 in this area. The houses that sold were mostly 3- and 4-bedroom Colonial built in the 1980s. They range from a 1,468 square foot Raised Ranch to a 5-bedroom Colonial in approximately 2,760 square feet. All except the Raised Ranch have about an acre or more of land. Average List Price: $554,671. Average Sale Price: $540,857. Average Days on Market: 51
West Ridge area: West Ridge Drive, Sandpiper Hill, Swift Lane, Sentry Hill Road, Mallard Drive, Meadowlark Lane, Partridge Hill, Manning Way, Fox Hollow Road, Old Bridge Lane
2 houses sold year-to-date 2011 on Sandpiper Hill and Swift Lane. Both homes were 4-bedroom Colonials between approximately 3,180 and 3,684 square feet.
The smaller, 4-bedroom, 2.5 bathroom home on Swift Lane sold in 40 days for $706,600. The home on Sandpiper was on the market for over 400 days. The list price was gradually reduced by $90,000 before receiving an offer. Average List Price: $759,450. Average Sale Price: $728,300. Average Days on Market: 224

Year to Date Market Report for The Heights in Sharon MA 02067
When the national news reports on the real estate market, it doesn't necessarily reflect what's happening in your local market. Similarly, within a local real estate market different factors create differences, too. One of those factors is neighborhood.
If you want to sell your home in The Heights, or buy a home there you'll want to
know how homes have been selling in that specific neighborhood. Here is a year-to-date market report for The Heights in Sharon MA.
There have been 123 single family homes sold in Sharon MA since January 1, 2011. Of those, only 7 homes, representing 6%, were located in The Heights. The average list price of all the homes sold in Sharon MA since January 2011 is $461,354, and the average sale price is $445,735. For the 7 homes sold in The Heights, the average list price was $329,593 and the average sales price was $322,357.
Here are the homes that have sold to-date in 2011 in The Heights:

The condition and upgrades in these homes, such as new heating systems, central, new windows, new roof or granite kitchens, accounts for the differences in sale price.
Here's a look at Heights houses under agreement and currently on the market:

The homes in The Heights are predominantly ranch or Cape style homes of approximately 1,300 square feet or less. The Heights was developed post-World War II as part of the growth of starter-home suburbs to meet the needs of returning soldiers. In Sharon MA, The Heights still provide an opportunity to enter the Sharon housing market below the average sale price, and to buy a home in a well-established neighborhood.

August 2011 Real Estate Market Report Sharon MA 02067
In August, 28 single family homes sold in Sharon MA. That's the largest number of single family homes sold in any month so far this year. Let's look at what that number represents.
While more homes sold this month, the average sale price for homes dropped almost 18% since July from an average sale price of $496,413 down to 408,709. This is a 12% decrease compared to the average sale price in August 2010 of $464,993.
Almost all of the homes sold in August came on the market since March 2011.That means that they were listed during the months when there is traditionally the most real estate activity.
However, 13 of the homes were priced so far above their market value that they had to reduce the list price before receiving an offer. It's not surprising, therefore, that the average number of days these homes were on the market was 94 days compared to an average of 71 days in July. July was also one of the strongest months so far this year in Sharon, both in terms of the number of houses sold and the average sale price.
The longer a home sits on the market, the more likely it is that the seller will have to reduce the price in order to sell the home. Consider the highest priced home that sold this month sold for 83% of its original list price, after more than 300 days on the market. Compare this to the average sale price to list price ratio of 95.6% for the rest of the homes sold in August.

3 versus 4 bedroom homes: Most of the homes sold were either 3- or 4-bedroom homes. The average sale price for the 13, 3-bedroom homes sold in August was $341,842. Most of these 3-bedroom homes were built in the 1950s and 1960s and are under 2,000 square feet of living space. The average sale price for the 12, 4-bedroom homes sold in August was $511,367. Most of these 4-bedroom homes were built since the mid-1970s and range between 2,000 square feet to 4,000 square feet of living space.
