There is a property in Sturbridge, MA, that was on the market for just 11 days before being marked as Under Agreement in the MLS.

In a market that has been described as slow, having a property under contract in just 11 days is quite a feat. I am excited to see this type of activity in Sturbridge. How did the sellers and their agent do it?

While this is not my listing, I can draw some conclusions just by looking at the home's features and marketing. First, location. This home is in one of the town's most popular neighborhoods, The Preserve, and sited on a lot at the end of a cul-de-sac.

Second, price. Other homes in this neighborhood that sold in the summer were originally priced from $10,000 to $50,000 higher than this property. They stayed on the market longer and went through several price reductions. This property, however, was priced exactly where it needed to be - the price point at which the others sold. Very smart of the listing agent and the sellers to set the price based on recent comparable sales.

Third, condition. All rooms were decorated to appeal to a large number of buyers. The rooms were free of clutter that would distract the mind. The kitchen was gleaming with granite and stainless steel. The entire home had a luxurious look.

Fourth, marketing. The photographs in the MLS listing were beautiful, and the marketing had great visual appeal. The agent showed off the many highlights of the home.

These four factors alone were what I would say had the most impact on the sellers accepting an offer in such a short time. If you are selling your home in Sturbridge, MA, take heed: If your home is in top condition, priced right, has a nice location, and an expert is handling your marketing, then your home should sell quickly. The buyers are out, but they are being very cautious. Why not make it easy for them to decide on making your home the one to purchase?
