Last week I was showing some homes to buyers in Sharon MA. There were some homes in Sharon MA that were having open houses, so we went to see them.

talkingAt one open house the listing agent could just not stop talking! We came in and she had to give us an overview. Okay, that was fine....I guess. Then she followed us from room to room, explaining and commenting. And there were a number of buyers there....and a fairly small house. So she stood there in the main room, talking and talking and talking and talking. I kept thinking Please! Stop talking!

I could not think, let alone take in the rooms I was viewing; neither could my buyers. Everytime we went to comment on something, there she was, talking at us or talking at another buyer. Eventually, we could not wait to get out.....and so we did.

The idea is to want the buyer to linger and discover the house.....for them to picture themselves in it. Now this house was not perfect but the price was decent enough and of course, the Town of Sharon remains a desirable market. The more she talked and tried to "sell" this house, the more it made us all wonder what the problem was. In the end, it was not the right home for my buyers regardless of how much she talked!

Sellers no matter how much talking your agent does, he or she is not going to "sell" the house. It either is or is not the right house for the buyers looking at it. And listing agents, please, please, please just stop talking!

(And I know, not all of you do this. In fact, most of you probably do not!)

Spring Forward: Daylight Saving Time 2012 Begins Sunday

It's nearly time to 'Spring Forward.'

At 2 a.m. on the morning of Sunday, March 11, we'll be springing our clocks forward—and losing an hour of the day, for daylight saving time. The bad news: we lose an hour of sleep. The good news: sunset will be an hour later.

You may have noticed the annual tradition of daylight saving time has crept forward a bit. We used to spring forward on the first Sunday in April and fall back on last Sunday in October. But a couple years ago, Congress changed the date—adding more daylight saving time to the calendar. This year, it will run from March 11 until Nov. 4.

Unless you're in Arizona, Hawaii, Puerto Rico or the U.S. Virgin Islands. They don't do daylight saving time.

Around the world, about 75 countries and territories have at least one location that observes daylight saving time, according to TimeandDate.com. On the other hand, 164 don't observe the time change at all.

Brief History:

Benjamin Franklin has been credited with the idea of daylight saving time, but Britain and Germany began using the concept in World War I to conserve energy, the Washington Post observes. The U.S. used daylight saving time for a brief time during the war, but it didn't become widely accepted in the States until after the second World War.

In 1966, the Uniform Time Act outlined that clocks should be set forward on the last Sunday in April and set back the last Sunday in October.

That law was amended in 1986 to start daylight saving time on the first Sunday in April, though the new system wasn't implemented until 1987. The end date was not changed, however, and remained the last Sunday in October until 2006.

Today, daylight saving time begins on the second Sunday in March and ends on the first Sunday in November. The time change will precede the first day of spring and the vernal equinox, which is set to take place at 1:14 a.m. EDT on Tuesday, March 20.

You Priced It Right....That's A Home Run....And You Deserve A Standing Ovation

Pricing properly is the key to sales in this market. Previously, sellers were in shock with the change in pricing and the declining market, and we've dealt with that for the past five years. Most homes were overpriced and sitting on the market for much too long.

Eventually, those homeowners either reduced their price, or lost their home at foreclosure or sold with a short sale. Interest rates have reached an all-time low. Now we’re seeing homes priced according to what the market will bear using the comparable sales that have closed. We now have them to use!!

We made it through the muck and the meyer and surviving to this point was a feat. Homes that are listed at the proper pricing for this market are selling quickly. Buyers have become accustom to overpriced homes, and when they visit homes that are priced within reason, they jump at it. Multiple offers are easily accomplished today, if you price your listing at a fair market price.

When homes are priced at what the market will bear, you can spend that commission agents. It’s a deal waiting to happen. It’s a home run and you deserve a standing ovation for pricing it properly and moving that seller from point A to point B.
