I've had quite a few people ask me "What is going on with the Annapolis Real Estate Market, say 2000 to today?"

I live on Windwhisper Lane (in Georgetown Grove), so I thought I'd pull the stats on a house that just went under contract to illustrate with real numbers. (This area is described in an earlier blog, please see the archives for map and other descriptors.) I've removed the house number in the interests of privacy...even though the house sold prices are in the public record.

Windwhisper Property History 1997-2010

This home was purchased for $155k in 1997, and sold for $425k in 2003. That was some SERIOUS appreciation in only 6 years, yes? That buyer sold 4-years later (near the top of the market) for $470k after asking $499k.

The current owner put the home on the market in April for $459k in a listing that expired (even after a small price reduction) 3-months later. The owner changed companies on 15July and listed the home for $425k. We won't know the ClosePrice until the transaction completes.

The homes on Windwhisper in Georgetown Grove are about 22 years old (1988). This property is currently assessed at $361,940.

CONCLUSION: Nice market run up through 2003. Stable from 2003 to 2007. Decline, but not outrageously so, to 2010. Holding steady - reasonable time to buy or sell. (Still lots of inventory, but homes priced RIGHT will sell quickly!)

Windwhisper Lane (Georgetown Grove / Mariners Point) Homes

Windwhisper Lane is one of those small streets that personify Annapolis Fine Living. Within 2-blocks or less, you have some waterfront, some waterview, an elementary school, a 25-slip marina, a shopping center with a huge Giant and large CVS, another shopping center 5 blocks away with a Blockbuster, West Marine, and a bunch of restaurants, coffee shops, liquor stores, pet store, dry cleaners, landscape nursery, hardware store, etc. You need it? It’s nearby.

Ready to head to the Maritime Republic of Eastport? Less than a mile away. Downtown Historic Annapolis less than 1.5 miles. State Capital buildings, less than 2 miles. Golf course less than 2-miles. 340-acre nature preserve with miles and miles of wooded walkways, including lovely overlooks of the South River. What is not to love??

Check out the map below...you’ll notice that you can’t walk very far without seeing water, a marina, or beautify scenery. A great place to live in Annapolis. Georgetown Grove and Mariners Point are superb small subdivisions.

If you are buying in this area you MUST get real estate agency representation. Within a 5-mile radius of my home, prices range from $88,000 (townhouse) to $14.5M (mansion on the water). Why the difference in price? Ask your REALTOR.

Annapolis Market Hard to Call - looking like Buyer's Market to me

The May Annapolis / Anne Arundel County statistics just released show some good news: Days on Market down to 104 days (compared to about 150 last year). Sold price is up to 92.4% of list price - an indication that sellers are pricing their homes at more reasonable prices.

On the negative side: Inventory is about 8-months supply (4000 single family and townhouse, closed sales about 500) and Median sales price down only 4.7% from last year. Not really that negative, IMHO.

One of the areas I watch closely is Georgetown Grove (Annapolis 21403) - a nice little community of about 100 homes just south of Back Creek, with a few on shallow water. See map below.

The single family market (on June 21 - subject to change of course) has 2 For Sale:

  • 12 Windwhisper listed for $349,500.
  • 4 Windwhisper listed for $448,000.

One friend who purchased up the street a few years back has opted to lease it out rather than sell. Are they becoming investors, or are they not happy with the market?

All in all, these homes are not starkly different, which ought to remind the average buyer why they need Buyer Agency when they get serious about making an offer. I personally encourage buyers to stay on top of the market by subscribing to my Hot Alert system (no, not my local MLS's or NAR's - much better than their convoluted screens), so they can see those homes that meet their criteria. They'll learn much in the long term, and might be in the best position to make the first offer when that perfect one comes along. And, we know it will.

So, you future buyers and sellers of real estate in Annapolis area, jump right in - the water temperature is about neutral and you'll get a fair deal regardless of which side of the transaction you're on.
