I have been previewing a lot of Bethesda homes for sale this week. This house had gone under contract quickly when it first came on but the buyer backed out due to a slightly elevated radon reading. The sellers agreed to remediate and it should have been a no brainer! There is radon in our entire area and to think that you could find a home anywhere that didn't have radon currently or have the potential to have radon is really unrealistic.
Someone else will get the opportunity to own this really good Woodacres home with a two story addition that encompasses a family room kitchen on the main level and a superb master suite on the upper level. Everything is sited well also - kitchen at the back overlooking a nice yard and the bedroom at the back of the house as well, with enough windows to make it a light filled space that is one of the better master suites I've seen.
Woodacres is one of the best communities around and remains a highly sought after area for Bethesda real estate. Built by Albert Walker its architectural style is protected by covenants and must remain a Colonial only community. In the neighboring subdivisions you'll find plenty of splits and contemporaries but here in Woodacres it is only and will remain for ever Colonials!
Community activities such as a 4th of July parade and picnic up at the park bring out hundreds and hundreds of our residents to share in this old fashioned celebration. And Halloween starts at the Triangle (you'll get it later) with The Great Pumpkin handing out candy to all the kids, who then trick or treat up and down streets filled with costumed tykes, bags filled to the brims with goodies. You'll see everyone you know!
Woodacres Park is the site of many activities for the community and is a daily gathering ground for the toddler set as well as for any older kids looking for a tennis game, a place to play ball or gathering to practice soccer or baseball on the local fields. After school the park is filled with the sounds of happy kids releasing their pent up delight!
Location is really superb. There is quick access to two shopping centers with Giant and Safeway, Starbucks galore, The Trail, a bus stop steps away and a school system that is highly regarded.
If you are interested in what kind of offer to make for this home, contact me and we can discuss the comps and what price is supported by the recent sales and the current condition of the home.
I focus my work extensively in this area of Bethesda so I've developed a lot of expertise in the home values in Bethesda, neighborhoods, school systems and local amenities.

I'm previewing the listings in Bethesda and thought I'd share what I see out there...
This house has been on the market for 48 days this time on market and is offered at $799,000. It was previously on the market for 141 days and started at $869,900, reduced to $840,000 and then to $815,000 before it was withdrawn in November of 2007.
It's located in the very popular neighborhood of Woodacres, where homes generally sell fairly quickly for 98% of list price at a median of $829,000.
I'm sure buyers are wondering what is wrong with the house that it's taken this long and it's still not sold. Overall the house is not bad, actually. Terrifc, flat lot with easy access into the front of the house and a pretty big back yard that will hold a swing set or outdoor bar-b-q quite nicely! The three bedrooms upstairs are pretty good sized. The kitchen is where the garage likely was at one point and has an eat in area where the bay window shows on the front picture. It's great space and once it's updated will be quite nice. The kitchen currently is a bit dated but you can get that with a lot of the inventory in this neighborhood, zip code even.
A screen porch off the left of the house could be converted into more year round use. And access to the outside is through a first floor 1/2 bath laundry room combo.
Condition on this house is its main problem right now because it's tenant occupied. I find it's hard for folks to see past others' possessions but if you can what you'll see is a house that has very good potential, in a very sought after neighborhood for Bethesda real estate. I'm a big fan of lots 'o pictures of houses but this one won't photograph well currently. If it had been photographed in between tenants in anticipation of a future sale it would be helpful now since buyers dismiss homes that don't have pictures, unfortunately.
If you are interested in what kind of offer to make for this home, call me and we can discuss the comps and what price is supported by the recent sales and the current condition of the home.
