And why I sound different than the way I normally talk-Technology? Maybe. Bad enough that I don't like to be in front of cameras. But They are two that I know for a fact take very,very good pictures for their blogs-If only I was as half good as them.

Bowie MD Real Estate - Status for Week Ending 01/30/10

Bowie MD added a very substantial 55 new active listings to the current inventory last week. These were a good combination of offerings for anyone from first time home buyers to move up purchasers. The most expensive new Active Bowie, MD listing was a 5 bedroom, 5.5 bath in the Westwood sub-division, listed for $725,000.

Nine new rental listings came on the market and four had applications registered. Right now, the rental market is very robust in Bowie, MD.

38  properties moved or changed status into some sort of Contract status, while 17 sold and went to settlement. The contract status changes tends to be a future indicator of settlements to come in the near future. The number of listings that moved to CONTRACT stage is an indication that all contingencies have been removed.

16 Bowie listings were withdrawn from the market and 5 expired.

The local Multiple Listing Service (MRIS) uses the following status types to indicate a property's availability:

  • ACTIVE: Indicates that the property is available with no contingencies, contract or application registered against it.
  • CNTG/KO: (Contingent with Kick Out) - Indicates that the property is available but has a contract with at least one pending contingency that includes a kick out clause.
  • CNTG/NO KO: (Contingent with No Kick Out) - Indicates that the property is available but has a contract with at least one pending contingency and the pending contingencies do not contain kick out clauses.
  • APP REG: (Application Registered) - Indicates that the property is available but a rental application has been registered on it.
  • CONTRACT: - Indicates that the property has a ratified contract with no pending contingencies. If the only remaining contingency is financing the status should be contract.
  • SOLD: - Indicates that the property is sold and settled.
  • RENTED: - Indicates that the property has been rented.
  • TEMPORARY OFF: - Indicates that the property is not available for showing. This status is for short term use and must have seller approval.
  • EXPIRED: - Indicates that the listing agreement has expired.
  • WITHDRAWN: - Indicates that the listing agreement has been terminated prior to its original date.

Bowie Mortgage Assistance Program

City of Bowie Employess, Police Officers, & Teachers interested in moving to Bowie may qualify for Bowie Mortgage Assistance Program.

The City Workforce program, for city employees, and the Bowie First program, for police officers and teachers, will provide qualified applicants with $1,000 in assistance toward closing costs. The Maryland Mortgage Program will provide matching funds, for a total of $2,000 in assistance.

This assistance is eligible for first time home-buyers who would like to make their primary residence within the Bowie City limits.

Funds will be awarded on a first-come, first-served basis.

The time to be a first-time Home Buyer in Prince George's County, MD is NOW!

There are many incentives to buy a house that are available right now, however, many of these incentives are expected to change or come to an end in the near future.

DREAM PROGRAM

  • Downpayment on your dream program is a downpayment and closing cost assistance program valued at up to $20,000.
  • To be eligible, a buyer must be a first-time home-buyer and purchase a vacant, foreclosure in one of 33 target zipcode in Prince George's County.
  • Deadline for application is February 19, 2010. Funding will be awared on a first completed application, first served basis until all funds have been disbursed.

FIRST TIME HOME-BUYER TAX CREDIT

  • $8000 tax credit offered by the federal government
  • To qualify the purchaser must be a first-time home-buyer
  • The home must be under contract by April 30, 2010 and must close by June 30, 2010

FHA CHANGES

  • Changes are coming to the FHA lending rules beginning in April 2010. These changes will impact downpayments and other up-front costs associated with buying a home.
  • The upfront mortgage insurance premium (UFMIP) will increase to 2.25 percent up from 1.75 percent.
  • Borrowers with a credit score below 580 will be required to have at least a 10% down payment. The minimum down payment will remain at 3.5% for all other borrowers.
  • Seller concessions will be reduced from 6% to 3%

First-time Home Buyers, there is still time to take advantage of these programs and incentives before the deadlines or the aniticapted changes occur.
