People do read my blogs on Active Rain-THIS IS WHY YOU SHOULD BLOG ON ACTIVE RAIN.
Happy Friday to you all. Hope everybody is having a good day so far in spite of the news of Hurricane Irene pushing relentently towards the East Coast. But pray that we survive this.
But the main reason why I am writing this blog today to inform the naysayers who doesn't believe in the Power of Blogging on Active Rain. After showing a client a house today,I was headed to the office when I got a call. It was this loan officer who asked me "Do I do 203k Loans?" I said I don't. However I told him that I am definitely willing to learn more about doing 203k Loans. I told him a lot of loan officers that I talk to say that they don't do them or don't know too much about them. Cut a long story short he said that he is looking for a real estate agent who does 203k loans because he has some clients who is working with right now and he needs a real estate agent to work with them. And in September this loan officer said that it is going to be busy because a lot of his clients will have their ready to start looking at houses. He also told me that he found me by my blog Steps towards getting the PG County MD "My Home Program".
This loan officer even told me they have made some changes to the PG County MD "My Home Program". Now the Monthly Debt to Income ratio does not have to exceed 45% up from 43%. Also home buyers are required to put 1.75% of their own money into the loan. Ex: If the house you are buying in PG County MD is $250,000 then you have to put 1.75% x250,000=4,375 into the loan. He also was telling me about some other programs that could be useful for PG County MD First time home buyers. If I didn't blog about this program,this loan officer would not have found me. And I wouldn't know of the changes to the program also. I am going to be meeting with this loan officer sometime next week so he can give me a crash course on 203k Loans as well share with me other products and services that his company offers to their home buyer and seller clients.
And did I forget to tell you that I didn't pay any money to write this blog here on Active Rain?(I am a Active Rain Maker too) Blogging here on Active Rain is better than paying some Phony rip off me Lead Generation company for some bogus leads. Let me stay off that subject for now-LOL. But anyway the great thing about blogging on Active Rain is "IT IS NEVER TOO LATE" to get on the "Blogging bus" so that you can have a strong internet presence,generate leads and close deals. Sometime in June,there is going to be a Prince George's County MD Home buying seminar. Our company EXIT Advance Realty has a booth and I am one of the real estate agents who has a slot at the seminar. But my problem is that I have never done one of these home buying seminar before and I don't know what I should pass out. So I really need your help. What should I pass out to potential home buyers when they visit our booth?
I want to pass out something that we make me stand out and make them remember me so when they do decide to make that decision of buying a house,they will remember me for what they received from me. Should I pass out a bag with items in it such as a pen with my name and business contact information,magnetic business cards,notebooks with my name and business contact,jumbo color postcards,information on "Why they should buy now?". I am not sure what I am going to do.
And if you know any companies or anyone company here on Active Rain that can help me with this I would really,really appreciate it. This Prince George's County MD Home buying Seminar is going to be June but I definitely need to be ready before then. June will be here before you know it. Thank you all in advance.

Have you heard of loqize me? Found out this one by Nishika Jones-Baltimore MD Broker with Urban Living Realty on her Twitter profile who I am now following. (I guess it is a good thing to follow people on Twitter). Anyway I found out about this new website Loqize.me.
So what is Loqize.me? All I know about loqize.me is a Q&A site for places. You can also get advice from locals and friends about any place in the world. Loqize.me was developed by two engineers in Switzerland,hacked together the first iteration of the product,raised some seed money and incorporated the company.
Their headquarters is right next to the beautiful lake of Zurich. And there is supposed to be a office opening up soon in the Big Apple (NYC) soon. Can this be the next Localism,Google,Facebook,Yelp or Twitter? Stay tuned. Thanks again to Nishika Jones for sharing this on her Twitter page.
