One of the rules we all have to abide as real estate professionals is to NOT STEAL each other clients. Unless the client initiates the call, we are not supposed to engage them.
In this case, he hired a friend in the business and she never really ever did a short sale according to him. . .she really never came to the house and was just "helping" him in this situation. .
I informed him first that I can only help unrepresented people. . .
In this case, the agent was glad to remove herself from the listing agreement as she perceived it to be a "headache" for her.
Her good intentions was really hurting her friend. Being represented with an inexperienced short sale agent can actually hurt your case for a full release of a deficiency judgment. .
As soon as they release each other from the contract, I took the listing and I drop the price $100,000!! Yes, the previous agent had overpriced the home by a cool 100K. A similar foreclosure home in the same neighborhood just SOLD for $100K less. . .he was shocked!
We didn't not have time .
The banks wanted to foreclose
and we needed an offer yesterday!
We got the the offer, send it to the bank and accepted as it was. .
we closed 45 days later.
As long as we have the comparable required to validate a price. . the banks will consider any offer to prevent in foreclosing the property. .
What is the other option for the bank? You may ask yourself. .
Foreclose it and then what?
They will sell it only for the same amount we are selling it now. .maybe even LESS . .and they have to discount lawyers fees and perhaps another 6 months of having a vacant home left open prime for vandalism. .
A short sale is a better choice . .for the bank too!
