Most of the homes that are sold at trustee sale auctions at the court house entrance are purchased by the secured mortgage lenders. The lenders then offer the homes for sale when they become part of the REO inventory. All of the lender owned homes are listed with area agents and are available on MRIS.
Why are buyers focusing on the REO inventory? The simple reason is that is where the purchase bargains are being found. Lenders are highly motivated sellers and they reduce the prices until the properties are under contract.
All home buyers that plan to use mortgage financing should obtain pre-approval for financing as the first step in the purchase process. First time home buyers need to move quickly to qualify for the currently available $8,000 tax credit. The settlement deadline to qualify for this incentive is November 30, 2009. Many of the lender owned foreclosures have deferred maintenance or repair requirements. Buyers that want to purchase fix-up properties should be learning about renovation financing such as the FHA 203(k) program.

Here is the Clarksburg Area supply and demand chart for July 2009. The Red lines are the active homes, blue under contract, and green are sold. The absorption rate is determined by the number of homes on the market and the number of homes selling that month.
July saw steady absorption. However the low number of homes available for sale (37% lower than July 2008) has slightly slowed the market activity. What does that mean? If you were thinking of selling, now might be the opportunity. This has pushed the average price in Clarksburg from March 09 $401k to July 09 $425k.
The housing stimulus credit of $8000 has really moved the market in a positive direction. Things have really picked up in Clarksburg. Our office specializes in New Home sales. We have seen a major spike in new home sales which in turn has helped the existing home sales as well. We have also added several CDPEs. These are Certified Distressed Property Experts. These are great agents who have added a higher level of training to be able to navigate short sales and foreclosures for their clients.

CLARKSBURG MD 20871 REAL ESTATE TREND INDICATOR
If you are thinking about buying or selling a home in zip code 20871, you should take a close look at the following report that compares the statistics for the past month with the same month last year. During the month, there were 96 active listings of homes for sale in 20871. There were 28 new listings in the area and 23 listings went to new pending contracts. There were 14 actual settlements as compared to 15 homes sold last year. The total sold dollar volume was down 26.93%. The average number of days on the market was 76 from 106 days last year. The average sale price was 95.9% of the average list price. The median sold price was $417,750. It is still a market which favors buyers. Buyers have the largest selection and the lowest prices that have been available for several years. First time home buyers have the benefit of the currently available $8,000 tax credit for settlements that take place before the end of November, 2009. The lenders still have a surplus inventory of foreclosures in Montgomery County and buyers are taking advantage of the bargains and the lowest interest rates in years. Many home buyers are taking advantage of the low 3.5% minimum cash requirement for FHA financing. The FHA Streamlined 203(k) loan allows borrowers to include up to $35,000 of home improvements in the mortgage amount. Many of the homes on the market have deferred maintenance issues.

There are currently 55 homes that are under contract in Clarksburg, MD, awaiting settlement.
They range in price from a $1.1 million rancher on Burnt Mill Road sited on 28.9 acres, to a two-bedroom condominium on Scholl Manor Way that was listed for $241,990.
A total of $5,870,900 worth of homes sold in zip code 20871 during July, and the median price was down 7.68 percent compared to July of 2008.
The average days on the market for homes dropped by 28.30 percent, meaning that homes sold more quickly this year than during the same month last year.
Of note right now is the increasing number of first-time homebuyers we've been seeing that are entering the market, spurred by low interest rates and lower home prices than last year.
