CLARKSBURG MD 20871 REAL ESTATE TREND INDICATOR
If you are thinking about buying or selling a home in zip code 20871, you should take a close look at the following report that compares the statistics for the past month with the same month last year. During the month, there were 106 active listings of homes for sale in 20871. There were 22 new listings in the area and 14 listings went to new pending contracts. There were 17 actual settlements as compared to 17 homes sold last year. The total sold dollar volume was down 13.3%. The average number of days on the market was 132 from 140 days last year. The average sale price was 92.68% of the average list price. The median sold price was $430,000. What does this mean? It is still a soft market which favors buyers. Buyers have the largest selection and the lowest prices that have been available for several years. First time home buyers have the benefit of the currently available $8,000 tax credit for settlements that take place before the end of November, 2009. The lenders still have a surplus inventory of foreclosures in Montgomery County and buyers are taking advantage of the bargains and the lowest interest rates in years. Many home buyers are taking advantage of the low 3.5% minimum cash requirement for FHA financing. The FHA Streamlined 203(k) loan allows borrowers to include up to $35,000 of home improvements in the mortgage amount. Many of the homes on the market have deferred maintenance issues. The Housing Opportunities Commission (HOC) is offering 100% financing for qualified first time buyers.

The total dollar value of homes sold in Clarksburg, MD was $7,551,730 during June, which is an increase of 13.30 percent compared to June of 2008.
The big surprise, however, was the increase in median selling prices of homes in zip code 20871. The median price of homes sold in June was $430,000, a 22.86 percent increase over June of last year.
A total of 17 homes sold, and the average days on the market dropped by 5.71 percent.
It's too early to tell if this represents a longer-term trend in Clarksburg, but you can be sure I'll keep you updated.

Here is the Clarksburg supply and demand chart for June 2009. The Red lines are the active homes, blue under contract, and green are sold. The absorption rate is determined by the number of homes on the market and the number of homes selling that month.
June was a break out month. The housing stimulus credit of $8000 has really moved the market in a positive direction. Things have really picked up in Clarksburg. Our office specializes in New Home sales. We have seen a major spike in new home sales which in turn has helped the existing home sales as well. We have also added several CDPEs. These are Certified Distressed Property Experts. These are great agents who have added a higher level of training to be able to navigate short sales and foreclosures for their clients.
