Carroll County Maryland Real Estate Report for December 2008 Home Sales in Carroll Maryland Still Saw the Average Price of Homes Sold Drop of 0.26% Compared to Same Sale Period December 2007, and sales of homes in Carroll MD decreased slightly -24.30% over last year. In December 2008 there were 81 units sold as opposed to 107 last December. Carroll Maryland Homes sales are driven by the distressed nature of the market. Bank owned, short sales, pre-foreclosures are bringing prices down dramatically. Carroll County has held up better than most. The average price of Carroll MD Homes sold is still moving lower. In this Carroll County Maryland Real Estate Market Report that is easily visible in this where the average sales price in December of 2007 was $345,820 and the average sales price of $344,906 in December 2008.

There are many other items that also need to be looked at closely. Days on market are still increasing by 8.28%. The average list price sales price ratio is 87.33% and as a LP/SP ratio taht is not good. It reflects that it is still a strong buyers market, and that sellers on the average can expect to give up about 12%+ off the list price of the home to make a sale, and does not count the sellers contributions or concessions to the purchaser.
