WASHINGTON COUNTY MD REAL ESTATE TREND INDICATOR

This report is important if you are planning to purchase or sell a home in Washington County. The following information is for the past month and the statistics are compared with the same month last year. There were 1,207 active listings of homes for sale in the county during the month. There were 207 new listings and 146 new pending contracts. The sold dollar volume was down 18.26% from last year. The number of homes sold was 99 from 97 last year. The average days on the market was 120 days as compared to 150 days last year. Many home sellers are not prepared for the long period that the typical home is on the market. The average sale price was 88.02% of the average list price. The median sold price was $153,900. The market is still soft which means that it favors buyers. Foreclosures and short sales listings still influence the area market. Buyers are finding it more difficult to qualify for mortgage financing and the trend is to use FHA financing which has a minimum cash requirement of 3.5% of the purchase price. FHA Streamlined 203(k) financing allows the inclusion of up to $35,000 in home improvements in the mortgage amount. First time buyers have the benefit of the currently available $8,000 federal tax credit for settlements that take place before the end of November, 2009.
