Hagerstown Downtown Ghost Tours

On Friday October 24th, the City of Hagerstown will present its annual Ghost Tour in Downtown Hagerstown. Tour participants can either walk or partake in the hayride tour. Walking tours start at 7:00, 7:30, 8:00 and 8:30pm and hayrides start at 7:00, 8:00 and 9:00 pm. Reservations are required. Hey, I'm not suggesting that the Real Estate market is great, but is not as bad as some people might think!! People is buying and selling, don't forget that!!

Lets be honest, is true that the economy and the market is not like 2 or 3 years ago, that the general consumer is afraid and uncertain of the future, that the media scare the hell out of people with all the housing problems, foreclosed properties, that the inventory level reach new highs and prices still falling, that sellers expect top dollar for their homes, and buyers want to get a bargain, that banks are not making things easy, but the very worse part of all is YOU!!!! Yes is correct, we all are the problem, we need to create an agent that take the business seriously, that want to succeed in this market, an agent that manage the time efficiently and take the time to build the business, I see agents complain all the time, they expend more time talking about how bad things are than prospecting business, is the weather, is tax time, is to could to be showing houses at this time, mi clients don't answer the phone, well, I will not answer my phone after 5PM if they need me they need to call at regular business hours, I need to rest, this is so hard, the business is not like before, I have so many people calling me 2 years ago and now it never rings!! Oh, let's not forget is vacation time!!!!! YOU KNOW WHAT? You need to get of the comfort zone, you need to make a greater effort to get to your clients, to be faster, more efficient, use all the tools that we have, technology is great and a lot of it free, you can market in many ways, but you need to work, business is not going to come to you all the time, stop crying and go to work, get to the phone, call your friends, family, call your doctor, attorney, insurance agent, pick the phone book and make calls, do not assume that people know you are a real estate agent and if they need to buy or sell for sure they call you!!!!, they will forget about you!!!!, create a good strategy for business presentation as well as for buyers, don't let them beat you to the punch and be ready for answers, after all, you the expert remember? Be in front of you clients even if it is to drink coffee or said hi, be there, be available ANSWER THE PHONE, is very upsetting to call an agent and get a voice mail, the public wants help NOW, not tomorrow, tomorrow they have someone else that actually answer their phone, and guess what? They will make the commission just because they answer that call after 5PM, but seriously it is not that hard, concentrate in working an extra hour a day doing what you should be doing the first place, do it before anything else in the morning, just call your friends to said hi, you will see how things go!!! Just remember this, the difference between a successful agent and an average one is that they do what you don't, so lets get to work, what are you waiting for? Let's go
