Should I Float? Should I Lock? - Daily Update for Thursday, August 13, 2009
Here are the daily thoughts on interest rate floating or locking if you are asked by your clients.
As always - consult your favorite mortgage professional who will be able to offer the best advice for YOUR unique situation.
Jobless Claims rose for last week. Retail Sales came in quite a bit worse than both last month and what was expected. Yesterday's fears were slightly overdone with the Fed reporting they were going to keep interest rate targets steady but start slowing down their purchase of mortgage backed security's. This sent some tremors through the bond markets which ended shrugging the news off
Technically speaking - the FNMA 4.5% 30 year bond broke down through support yesterday but is attempting at regaining a key level now. The bond is currently neither overbought nor oversold.

The Trade Deficit grew compared to last month but was slightly better than expectations. The big news of the day will be coming out around 2 PM when the Federal Reserve announces what they will be doing with the target interest rate - both today and in the near future. Also, an auction for 10 year Notes will be occurring today at 1 PM.
Technically speaking - the FNMA 4.5% 30 year bond has come back down to support levels and is rising off the oversold state.

Productivity came out this morning bounding up to 6.4% - quite a bit more than expectations or last months numbers. This coupled with an apparent flat opening to the stock market is causing bonds to rise nicely in another attempt to regain the 200 day moving average.
Technically speaking - the FNMA 4.5% 30 year bond bounced off a key support level and making a run at the 200 day moving average. It is currently coming nicely off of oversold status.

One of the great things about living in Laurel MD is the activities in the community.
Today is Grandparents Day at Bond Mill Elementary School. This is the day all grandparents of students at Bond Mill get to visit their grandchildren during the school day. Sixth grade students greet all grandparents at the door and welcome them to the school. The students and their grandchildren engage in several activities together.
As usual, the day is well attended by the grandparents.
And if you don't have a local grandparent, someone else who is close to you may visit the school. This year a local friend of ours will be our daughters' grandparent. Both of them are excited about today.
Oh, don't forget the annual Spring Egg Hunt at West Laurel Community Center tomorrow at 10:00 A.M. sharp. The eggs go quickly, so get there early.
Have a great weekend.

My daughter is in the sixth grade and Bond Mill Elentarty School in Laurel Maryland. Yesterday they had their quarterly assembly to honor students who made honor roll. The first awards are given out to the students who make the Social Skills and Behavorial honor roll. Fortunately, most students make this honor roll.
Next are the academic honor roll award winners. Students who obtain at least an A or B in every class are honored as well as students who receive straight As. The honoring of the academic success of students is a new development in Prince Georges County schools.
The Principal, Mr. Fitzgerald then praised the students for their great attendance rate of over 96%. This rate is considered excellent by the county.
Lastly, and the most anticipated part of the assembly is the awarding of the Golden Shoe Award. This award is given to the class that has the highest amount of students who walked to school during the quarter. Bond Mill Elementary encourages students to walk as opposed to being driven by their parents to school.
