Unfortunately this is very common tactic used by investors to try to buy houses.
Do not fall for it!
Why do you think they would want to do this?
Because they want to make money and they have nothing to lose. . .I can assure you . . .YOU DO!
The first thing they will do is send a low offer to the bank, possibly misrepresent the condition of your property and if the bank accepts it THEY'LL GET VERY HAPPY
If they don't. . they go somewhere else and start the process again. . meanwhile the homeowners gets left . . .screwed.
Do not you waste valuable time working with an investor when a legitimate Realtor has one single purpose on mind. . to sell your property for the highest amount so your lender can accept your short sale with the highest benefit to you.. .the homeowner.
A good short sales agent will work to properly negotiate with your bank an convince them to pay all the closing cost associated with the sale of your property while relieving you of any future deficiency judgment filed against you .
