It is difficult selling your home when you are many miles away. My sellers moved out of town after a job transfer. They love this home and did so many improvements to make it special. They were not planning on leaving for a long time.

Hearing June's request to show this property..made my day. She also let me know there was a package left for the seller. And June went one step further. She sent me this feedback.

The FHA 203K Rehab Option

The FHA 203K is a loan that lets the buyer finance the cost of the purchase of a property along with desired or needed improvements.

Additionally, where necessary, the loan can include the cost of renting another place while the property is being renovated.

With this type of financing, the buyer has more options in finding the home that truly meets their desires since it opens up the market of less than perfect homes to their list of possibilities.

By using this method of purchasing a home, the buyer can assure that rooms such as the kitchen or the bathrooms are done to their liking.

Loving My New Toy! First Outing With My iPad!

This afternoon I stopped by the Suburban House to check our reservation for our ActiveRain MeetUp Thursday 9/8. It was pretty neat showing photos from our February gathering to the Suburban House owners.

Earlier today I was showing this Charming Home In Parkville..2523 Wentworth Rd 21234. I picked up the paper brochure and put it right back down. The sellers have moved and I wanted to show how the home looked furnished.

Within seconds, I had my website up on the iPad showing the furniture on the front porch, the master bedroom, the glasses in the divider bar, the furnished dining room and the deck furniture.

When Mr. Buyer asked if Mrs. Buyer wanted to come downstairs and see the laundry, powder room, family room etc...she replied.."No need, I am looking at the photos right here on line."
