There were 7 new listings in the area and 3 listings went to pending contracts. There were 4 actual settlements as compared to 3 homes sold last year. The total sold dollar volume was up 26.98%. The average number of days on the market was up to 158 from 100 days last year. The average sale price was 92.29% of the average list price. The average sold price was $554,725. What does this mean? It is still a soft market which favors buyers. The good news is that most of us in the real estate business have noticed an increase in activity and the number of contracts being submitted. Interest rates were attractive and have gone lower since the government took over Fannie Mae and Freddie Mac. Buyers have the largest selection and the lowest prices that have been available for several years. The lenders still have a surplus inventory of foreclosures in Montgomery County, but they are also selling fairly quickly as buyers take advantage of the bargains.

This quaint sign beckons all travelers to enter into the fair town of Poolesville. It reminds all of us about a slower-paced life ,different than what we all experience today.
This small town USA reminds us of days when we visited our Grandmother or cousins on the family farm. Having a Fried Chicken dinner on Sunday , everyone knowing our names as we stroll thru downtown or at one of the family friendly parks.
To keep this small town feel and ensure that everyone knows each other , the town sponsors a Poolesville Day. Main Street is blocked off and the parade begins and activities are lined up on either side of the street. Live bands play an assortment of music , children's activities are arranged thru-out the day and local business's can gain local exposure by sponsoring a booth.
We hope to see you there !!!
