Si esta tarde en sus pagos, su primera opcio es una modificacion de prestamo, esto lo puede hacer usted mismo contactando a su banco, o puede buscar la ayuda de una organizacion comunitaria que no le va a cobrar nada por ayudarle con el tramite. Hay algunas compania que hacen estos tramites, asegurece que la companis tiene licensia para hacer modificaciones y no le pueden cobrar de adelantado. NUNCA page de adelantado por una MODIFICACION.

Segunda opcion es la venta de la casa, si usted tiene plusvalia (equity) en la casa puded ganar algo con la venta o salir parejo despues de los gastos de cierre y comisiones.

Tercera opcion es el Short Sale, esta es una venta donde la casa se vende por menos de lo que usted debe y necesita aprovacion por su banco. Esta opcion se esta convirtiendo en la opcion mas popular, el tramite toma mas tiempo y ayuda a prolongar el embargo hipotecario. Para esta opcion usted necesita usar a un agente de bienes raices con licensia, hay muchos inversionistas y otras personas inescrupulosas que se aprovechan de la necesidad de la gente y tratan de ganar mas dinero con esta opcion, pidale a la persona que le ayude con este proceso que le demuestre la licensia y verifique en el internet en la pagina del govierno o llame a la oficina local de bienes raices, (local board of real estate). El Short Sale le ayuda a tener la oportunidad de quitarse la deuda, pero le perjudica el credito por algun tiempo, y siempre es recomendable que hable con un abogado y contador para que le explique mejor.

La cuarta opcion es Deed in Lew, titulo en cambio de la deuda, esto es como devolverle la casa al banco, en algunas ocaciones el banco le puede dar dinero para que desocupe la casa, pero esto queda en su credito por muchos anos. Si usted usa esta opcion tambien le recomiendo que hable con un abogado y un contador para que le explique las consequencias.

Foreclosure o embargo hipotecario es la ultima opcion y la peor, esto le perjudicara el credito por muchos anos, pueda que el banco le haga una eviccion y lo haga salir de la casa, el banco le puede cobrar por los gastos de abogado etc. puded tener consequencias con sus impuestos y definitivamente consequencias legales, consulte con un abogado y con un contador. Yo le recomiendo que trate de evitar esta opcion, es la mas costosa en todo sentido, emocional, financiero and con su credito.

Pero acuerdece tenga cuidado con las personas que le enven correspondencia, las personas en la radio y los que le ofrecen servicios y le cobran de adelantado. asegurece que los agentes tengan licensias vigentes y en buen estado. si necesita ayuda busque a las agencias comunitarias sin fines de lucros, ellos le pogran asesorar mejor.
