Silver Spring Md. 20906 - Kimberly Place Subdivision - Market Report - Nov 2009
This market report is to cover the recent activity in the townhouse garden apartment subdivision of Kimberly Place in the Silver Spring Md., 20906. At the time of this report (11/8/2009) there are a total of four townhouses on the market for sale and another for rent.
The one for rent is a three-bedroom two full bath, one half bath townhouse listed for $1,700. This home has been on the market for just a week (7 days). There are no homes where rental applications are under consideration by the landlord at this time in the community.
Of those for sale two are two-bedroom two full bath garden apartments which are listed for $89,900 and $90,000. One home has been on the market with the current Realtor for just over a week (9 days), and the other for six months (180 days). There are no two-bedroom two full bath townhouses under contract at the time of this report. No two-bedroom two full bath has gone to the closing table during the time of this report.
At the time of the report there are also two three-bedroom two full bath one half bath townhouses on the market for sale. The list prices of these homes range for a low of $190,000 to a high of $194,900. The days on market with the current Realtor ranges from a week (7 days) to nearly two weeks (14 days).
There are currently three three-bedroom two full bath one half baht townhouse under contract as well. The last known list prices of these homes range from $140,000 to $199,900; with the average being $163,297. The days on market with the current Realtor ranges from short of a month (27 days) to just over four months (126 days); with the average being just over two months (64 days).
Since October 1st of this year only one three-bedroom two full bath townhouse has gone to the closing table. This home sold for $175,000 and was on the market for five months (150 days).
There are currently no four-bedroom three full bath townhouses on the market in this community; but one is under contract. There is one under contract at this time. The home was last listed at $200,000 and was on the market for just short of a month (27 days) with its current Realtor.

Silver Spring, Md. 20906 - Kimberly Place - Market Report Sept 2009
This is a market report for the Kimberly Place community of Silver Spring, Md. 20906. At the time of this report (9/20/2009) there are only two townnhouses homes in this subdivision on the market FOR SALE. The is currently no homes listed FOR RENT, no homes for which an application to rent is being considered by the landlord, and the last one to rent was in Feburary of 2009.
The least expensive home for sale is a two-bedroom two full bath listed for $100,000 and has been on the market for a little over four months (131 days) with the current Realtor. The most expensive is a three-bedroom two full bath listed at $180,000 and has been on the market with the same Realtor for close to a year (360 days).
There are currently five three-bedroom two full bath homes in the community under contract. The last known list price of these homes ranged from $140,000 to $199,990, wit the average being $162,978. The days on market witht eh current Realtor ranges from less than a month (27 days) to just about a year (361 days), with the average being short of five months (141 days). The is one four-bedroom home under contract with the last known list price being $200,000 and was on the market for less than one month (27 days).
Since August 1st 2009 only two townhouse have gone to closing in the community. The home sold for $169,900 and $173,000. The time on market with lst last Realtor was in both cases less than two weeks (10 and 14 days).
At the time of this posting there are only 71 days left to take advantage of the $8000 tax-credit for first-time home buyers.

Silver Spring, Md. 20906 - Kimberly Place - Market Report July 2009
This is a market report for the Kimberly Place community of Silver Spring, Md. 20906. At the time of this report (8/8/2009) there are five homes in this subdivision on the market for sale. The list price of the three or four bedroom townhouses range from $140,000 to $200,000, with the average being $167,475. The days on market with the current Realtor for these homes range from about two wekes (16 days) to near teh months (317 days). There are also a two-bedroom condo for sale at $111,000 and has been on the market for nearly three months (88 days).
There are currently four three-bedroom townhouse under contract at this time. The last known list price of these homes ranged from $140,000 to $185,000, with the average being $158,900. The days on market for these four homes ranged from ten days to near 11 months (331 days), with the average being just over four months (126 days). There are currently no two or four bedroom homes under contract in the community.
In April of this year one two-bedroom condo sold for $109,000, after being on the market for 48 days. Since Janurary 1st of this year, four three-bedroom townhouses sold in the community, The closing prices ranging from $140,000 to $180,000 with anverage of $147,500, The days on market ranging from 11 days to over eight months (253 days), with the average being a little over three months (104 days) with ther last Reator. No four-bedroom homes sold since Janurary 1st.
There are currently no homes in the community on the market for rent. The last rental since Janurary 1st was a three-bedroom townhouse for $1395 per month after being on the market for near four months (129 days).

Kimberly Place - Silver Spring Md. 20906 - Market Report May 2008
There are currently seven (7) homes FOR SALE in this subdivision of Silver Spring , Md. 20906. These homes range in size from two-bedroom single level dwellings to three- and four- bedroom townhouses. There is only one (1) home currently under contract and one (1) that has gone to the closing table in the month of May.
In the two-bedroom set there is only one (1) home that is currently on the market listed for $165,000, and it has been on the market for near three months. The one home in the community that is under contract is a two-bedroom home that was last listed for $179,000 and was on the market with the current realtor for just over 5 months (153 days). The one in the community that sold during the month was also a two-bedroom home that was originally listed for $214,000, last listed for $208,000, and sold for $200,000 with a seller subsidy of another $12,000. This home had been on the market for a total of 269 days, with the last realtor having listed it for 105 days.
Clearly the majority of the homes in the community are three- bedroom townhouses and there are 5 of these homes currently on the market. The current list prices of these homes range from $249,900 to $313,000, with the average being $292,840. The days on market range from a little over a month (35 days) to a little over a year (388 days), with the average being a half year (180) days. There are no three- bedroom homes under contract , nor have any gone to the closing table this month.
There is only one four- bedroom townhouse in this community currently on the market for sale. This home is listed for $299,900 and has been on the market for near three months (85 days). No four- bedroom homes have gone under contract or to the closing table in the month of May either.
There are currently no homes FOR RENT in the Kimberly Place subdivision.

This market report is about Kimberly Place, a subdivision in the Silver Spring Md. zip code of 20909. Data for this report was obtained from the local MLS - Metropolitan Residential Information System (MRIS) on the evening of 3/17/08.
At that time there were a total of 8 of the homes on the market FOR SALE. Two of which are 2 bedroom 2 bath homes with no basements. They are listed for $189,000 and $214,000; and have been on the market for an average of close to seven months (200 days). There are three 3 bedroom 2 bath 1 half bath homes with no basements ranging in price from $199,000 to $309,000; with the average being $264,263. These have been on the market from 182 days to 304 days, with the average being close to 8 months (238 days). There are also two 3 bedroom 2 bath 1 half bath homes with basements on the market for sale. These homes are listed at $309,998 and $330,000; with very similar periods of time on the market 172 days and 315 days, thus an average of near 8 months (244 days). There is one of the rare 4 bedroom 3 bath 1 half bath home on the market for sale at $330,000 and it has been on the market for only 12 days, the newest one to be put up for sale.
There is currently only 1 home in the community under contact that has not been settled on. That is a 2 bedroom 2 bath home with no basement. Its last advertised price was $175,900 and it was on the market for near three months (82 days).
There have been only 5 homes that have gone to the closing table since last April 1 2007 the most recent being in October 2007. Of this set 3 where 2 bedroom 2 bath homes with no basements, two going for $210,000 with sellers subsidies of $7,000 and $10,000. The third of these went from $232,000 with a subsidy of $2000. They were on the market for an average of two and a half months (49days). One that closed was a 3 bedroom, 2 bath home with no basement, it settled for $299,900 with a seller subsidy of $8,997 and was on the market for near five months (155 days). The other one to sell was a 4 bedroom 3 bath and 1 half bath home; which settled for $339,200 with a subsidy of $9000.
There are currently no homes in the community on the market FOR RENT.
