Today's View - July 15, 2011 - Rossmoor Coops
This is a market report for cooperative ownership (COOP) apartment in the senior citizen community of Rossmoor in Silver Spring, Md. 20906. At the time of this report (7/15/2011) there is a total of 21 such homes on the market FOR SALE, five under contract, and another 4 that have sold in the last 60 days.
One Bedroom
Seven of those for sale are one bedroom apartments, ranging in size from 635 to 800 sq ft. The current list price of these homes range from $39,500 to $49,900; with days on the market ranging from just over a week (7 days) to over five months (163 days) with the average being just short of two months (56 days).
Currently there is only two homes of this configuration under contract in the community of Rossmoor, with the last known list prices being $43,000 and $48,300, and days on market being 62 and 72 days
There have been only two one bedroom coops sold in the last 60 days. They sold for 47.000 and $48,500 and days on market 92 and 9.
Two Bedrooms
There are 14, two bedroom apartments on the market for sale in the Rossmoor community at this time. These homes are currently listed from $57,900 to $119,000; with the average being $84,321. The days on market range from just two weeks (17 days) to near 16 months (502 days), with the average being a little over 4 months (137 days).
Currently there are five two bedroom coop apartments under contract in the community of Rossmoor. These homes were last listed for $59,900 to $110,000; with the average being $78,780. The days are market for this set of homes ranged from slightly over two weeks (18 days) to near eight months (239 days), with the average being just over three months (106 days).
In the last 60 days, 11 two bedroom coop apartments have gone to closing in the community of Rossmoor. The closing prices have ranged from $64,900 to $108,900; with the median price being $92,500. The days on market ranged from a week (6 days) to just about sixteen months (481 days), with the average being nearly four months (132 days) and the mean being just over one month (39 days)

Rossmoor - Silver Sping Md. - Dec 2010 Patio home market report
This is a market report covering patio homes in the active adult community of Rossmoor in Silver Spring Md. 20906. For more information on other communities in the area see other entries on this BLOG or send me an email. At the time of this report December 21, 2010 there are a total of 31 such homes on the market FOR SALE, and one under contract at this time too. Since November 1, 2010 only three patio homes in this community have changed ownership.
Two bedroom configurations
There are 12 two-bedroom patio homes in this set of 31. The current list prices range from $99,000 to $325,000, and they have been on the market with the current Realtor for an average of a slightly over four months (130 days).
There is currently no patio home with this configuration currently under contract, and only one that has sold since November 1, 2010. That home sold for $106,000 after being on the market for two months (62 days) with the current realtor.
Three bedroom configurations
There are also 19 three-bedroom patio homes in the community on the market for sale. The list prices range from $157,000 to $400,000, with the average being $264,510. The current average days on market for these homes with the current realtor are over of four months (137 days).
There in also one three-bedroom patio home under contact at his time. This home was last listed at $229,000 and was on the market with the current realtor for approaching nine months (275 days).
Two three-bedroom patio homes have successfully changed ownership during this reporting period. These homes sold for $212,500 and $230,000 after being on the market for an average of nearly four months (117 days).

Silver Spring Md. Leisure World CO-OP Market Report December 2010
This market report is to cover the CO-OPs in the senior citizen community of Leisure World in Silver Spring Maryland 20906. At the time of this report (12/18/10) there are 25 Co-Ops on the market FOR SALE or FOR RENT in this community. The configurations of these units range from a studio apartment with 635 sq ft of living space to townhouse with 1600 sq ft. Two of these are on the market FOR SALE or FOR RENT whichever comes first.
FOR RENT
Both of the CO-OP FOR RENT at this time are two bedroom one bath configurations. There sizes are 1035 and 1200 square feet with the rents list are $1000 and $1050. The days on market with current realtor are 63 and 8.
At the time of this report there are no applications FOR RENT that have been accepted and lease not yet signed.
Since November 1, 2010, two one-bedroom one bath CO-Ops have been rented in the community. These apartments rented for $975 and $1000 after being on the market for an average of less than two weeks (11 days)..
FOR SALE
At the time of this report there are also two one-bedroom one bath CO-OP units on the market FOR SALE in Leisure World. The sizes of these apartments range from a studio of 635 sq ft to a apartment with 990 sq. ft. of living space. The prices range from a low of $44,500 to a high of $57,000. The days on market range from nearly three months (129 days) to a over seven months (220 days), with the average being just about six months (175 days).
At the time of this report there is but one one-bedroom one bath CO-OPS under contract. The last known list price of this home is $49,900 and was on the market for less than three months (82 days) with the current realtor.
Since November 1, 2010 only one one-bedroom one bath CO-OP, 800 sq ft of living space has been sold. This home was sold for $40,000 after being on the market for just three weeks with the current realtor.
The majority of the CO-OP units FOR SALE in Leisure World at this time (18 of them) are the two-bedroom one bath configurations. These homes range in size from 1035 sq ft to 1600 sq ft . The list price of these homes currently range from $58,500 to $179,000, with the average being $91,428. The days on market range from over a month (43 days) to over 21 months (636 days), with the average being just over seven months (221 days).
At the time of this report there are four two-bedroom one bath CO-OPS under contract in Leisure World. The last known list prices of these home where from $70,000 to $119,975, for an average of $93,744, The days on market for these homes ranged from a low of a months (34 days) to nearly two months (56 days), for an average of a month and a half (45 days).
Since November 1, 2010, two two-bedroom one bath CO-OP have gone to settlement. These homes 1200 and 1600 sq ft homes sold for $62,000 and $100,000, after being on the market for average of four and an half months (137 days).
There are also two two-bedroom two baths Coops on the market for sale at the time of this report. These 1600 sq. ft townhouses are listed at $100,000 and $125,000, and have been on the market for average of nearly three months (84 days) with the current realtor.
There are no two-bedroom two bath CO-Ops under contract at the time of this report.
Just one two-bedroom two bath CO-OP has gone to settlement since November 1st, 2010. The home sold for $106,000 after being on the market for slightly over three months (96 days).
