During October 6 homes were sold in the town of Harpswell Maine. This is a 33% decrease in the number of sales compared to Oct. 2010, and 45% decrease month over month, although Harpswell’s limited inventory gives a small sample size. Inventory is down slightly month over month. The average price of Harpswell Maine homes increased year over year from 320K to 411K.

The housing markets of Harpswell, Maine saw 7 transactions take place at a median sales price of 290K in May 2011 compared with 4 homes selling at a median sales price of 321K in May 2010. Given this extremely small sample size it is challenging to discern a true trend, but overall the market remains stable and healthy for this time of year.

The Harpswell ME real estate markets posted strong results in August with 9 transactions taking place at a median price point of 275K after sitting on the market for 106 days. This represents a 50% increase from August 2009 in transaction volume and a 27% decrease in median pricing. Home values for the most part have stabilized and one reason for this larger price swing is the lack of a larger overall amount of properties sold.
