Beginning with the Ann Arbor Summer Festival, June 18 - July 11, downtown Ann Arbor is particularly welcoming to visitors as the area plays host to over 100 events. This festival centers on music, while the Ann Arbor Art Fairs, which start next month, shift the emphasis to art.

Originally a showcase for classical music and theater, the Summer Festival now features a mix of all styles, from jazz to disco, rock to ethnic genres, plus other family entertainment. Held in the area between Thayer, North University, and Fletcher streets, the festival includes an exciting mix of music, movies, dance, food, and hands-on activities for all. There will be paid-admission indoor performances at Power Center and Hill Auditorium and free outdoor concerts on Ingalls Mall. .

This year is the 27th year for the festival which strives "to present a world-class celebration of arts and entertainment that enriches the cultural, economic, and social vitality of the region." To this end, the festival appeals to the diverse population of the city and even has theme nights to stress different cultures. "The Ann Arbor Summer Festival offers an energetic mix of regional, national, and international artists of all disciplines," according to Executive Director of the Festival Robb Woulfe. He encourages visitors to "Catch a great band, a movie al fresco, dancing in the street, skateboarders flying through the air, fringe performances, fantastic indoor concerts, and a variety of family attractions."

There are 39 (vs. 37 last month) active Ann Arbor homes in area Burns Park for sale ranging from $159,900 to $899,000 and average list price of $403,956 and list price per square feet of $211.51. The homes offered for sale range in size from 702 square feet to 3,715 square feet.

The average sold price per square feet trend is pretty flat per Affinity Valuation Group, LLC in Downtown/Burns Park, and south of the University.

There are 46 (vs. 42 last month) sold Ann Arbor homes in Burns Park this year with bedrooms ranging from 2 to 6 and baths from 1 to 4 with list prices ranging from $179,900 to $1,350,000. Sold prices from range from $180,100 to $1,150,000. Average sold price is $437,553. Average sold price per square feet is $201.21 and the average sold price per list price is now at 95 percent (same as last month).

The number of homes for sale compared to April of last year is down 14 percent and the price of sold homes was up 33 percent.

Median price of homes for sale is down 23 percent and sold price of homes is up 40 percent.

Ann Arbor Michigan - City Council Discusses New Budget Coming Soon

Here in Ann Arbor, Michigan, it is that time of year again. Budget time.

Roger Fraser, City Administrator for Ann Arbor, presents a proposed budget in May, consisting of a two year plan to the City Council to adopt by the third Monday in May 2009. There is a tax revenue decline from Ann Arbor Real Estate property taxes so there is a negative effect on the budget. The proposed budget would likely reduce staffing would likely be reduced - including some police and civilian roles.

Seventy five percent of employees are represented by collective bargaining. Positions and health care reductions are being examined to achieve 10 percent savings over two years as presented in video below.

Services will be affected while all parties will try to maintain protection for the citizens. The impact on parks will include less frequent grass cutting an maintenance. Street sweeping, and maintenance of gravel roads will be reduced. The budget proposed that Leslie Science Center will not be supported by the City. Burns Park Senior Center will be not be funded in the budget as well. The budget changes will ensure that the City will function and continue to operate.

Ann Arbor Real Estate Fares Best in Washtenaw County

Although 2008 has shaped up to be the toughest year for Ann Arbor real estate in the last ten, the area has suffered less than others in Washtenaw County according to year-end Michigan real estate statistics.

In Ann Arbor the average sales price fell 15.5% down to $211,342 which is the lowest average price since 1999. The number of sales however remained flat rising by 20 units from 07 to 08. When compared by school district, the Ann Arbor stats look tame. For instance in the Ypsilanti and Lincoln consolidated districts, sales prices declined 47.7% and 32.1% respectively from 07 to 08. The Ann Arbor district only reports a 7.9% decrease overall. Some believe this is due to the protective net of the University of Michigan on the City of Ann Arbor.

While 2009 will probably be a short sale driven market in Ann Arbor, it's likely that mid range homes will continue to move in and around the city while million dollar homes may experience stagnation or a continuance in price declines. However, homes in neighborhoods such as Burns Park and Old West Side have continued to do surprisingly well thanks to proximity and character.

Overall dollar volume dropped from $766.4 million to $651.3 million in 2008. The last time volume was below the $700 million mark was in 1999.
