First Time buyers want more than a Realtor to show them homes.
Many first time buyer and buyers in general are more sophisticated than buyers only a few years back. The Internet had created a host of information sources to educate buyers.
Many First Time buyers still don't understand fully the "First Time Buyer" program. Many of they think they are going to get $8000.00 no matter what price home they purchase. They don't realize the credit is based on 10% or up to $8000.00. They also don't think of this as a credit. Something they will not get to use at close for closing costs.
Some lenders have extended programs as a second loan to cover the use of the $8000.00 but that is and
advance with costs associated with a second loan. I haven't had one client do this yet.
First Time Buyers want to confirm information that they have already learned on the Internet and other sources...like the news. Most of the time they have many misconceptions concerning what the program is and how it functions.
I am working with a young couple right now that is really a joy to work. I have met the parents, the cats and will meet the in-laws this next week. Many times First Time Buyer representation becomes a family affair. The more the better!

The Internet can do marvelous thing providing inform but it still needs to have a professional interpret the information so people understand the features and benefits of programs and opportunities.

I mentioned earlier that many builder representative are not licensed Realtors. This means these representatives are not bound by rules or regulations like Realtors are, or the code of ethics.
I represented a recent purchase of a new construction. I always have a home inspection done even on new construction if the buyers authorize it to be done. I suggested a home inspection to my buyers in front of the builders representative, he said..."this is a brand new home, why waste your money on one of those inspections?" Just a double check to see if everything has been completed properly.
The inspector I use has over 11000 home inspections personally. I have dubbed him "Mr. Picky" for his thoroughness.
Mr. Picky didn't disappoint my buyers either. He found that the main electrical supply had not be encased in conduit which is a requirement. He also found that the engineered floor joists had several holes cut in them that exceeded the standard and appeared to be mistakes by the heating and cooling contractor. The placement of the holes was for wiring, plumbing and air ducts. Problem? The holes were 7 plus inches in diameter and 6 of them within in a row less than 12-14" apart.
The builder initially said the inspector had the code wrong and this was OK. My comment....fine I'll call the county and have the home re-inspected for occupancy. Then the builder's response was....let us take a look at it maybe we can put another joist next to it.
The electrical issue was much easier to handle.
The moral of the story. Get an inspection even on a new home. You never know what might have been missed or covered up.
In this case the builder did not have a clue the problems existed because they sub-contracted the electrical and the plumbing and heating. Should they have inspected the work of course.

We look at our parent as invincible. They have always been there and they always will.
As children we need that stability in our lives and could not think any differently or our world would be upside down.
As adults we come to know the reality of life. My mother passed away a little less than a year and a half ago. I never suspected she would die of accidental injuries suffered from a fall in her home.
Just use the knowledge to create memories that honor your mother this Sunday and appreciate the gift that she is. Most mothers sacrifice and never say a word. They know the importance of putting themselves second to help their children. They know a kind voice will make the hurt go away when we are small. Mothers know that keeping calm and acting as if nothing is wrong when the world
is upside down creates a calm world for those most important to them.
Don't let the day pass without letting her know how much you love her. Give her a hug, a little something that makes her remember all those fun moments you shared as a child. One of the most prized possession my mother had was the photo album. Put together her photos for her, by the year, by the event. It is great fun to drag it out at family gathering and have a good laugh going over all those special moments.
The time and memories you create for with your mother on her special day may be the best gift she will ever receive.

I may not have shown how much I appreciated you for all the extras you did for me. I may not have taken the time to listen as closely as I should have. I probably could have could have made my life easier if I had followed your example but I just want you to know....you were always there...you were always a rock and I loved you in so many ways.
