As the real estate market in Macomb County MI can be referred to as challenged the last year or so, home sellers who need to move have become more interested in renting (leasing) their homes than ever before. Renting or leasing your home in this market can be a good option for some home owners in Chesterfield Township.
However, one of the drawbacks to this from a real estate agents perspective is that when the data is compiled at the end of each month the leased prices are being reported as "sold" data. In order for a real estate professional to determine the market value of your home they must strip out those homes that have been rented to reveal the actual sales (sold - transferred ownership) data.
Below is a slide show presentation of what the data reveals when the market report for Chesterfield Township MI October 2008 home sales has been stripped of its rental data.
(During the month of October 5 homes that were on the market in Chesterfield Township were leased-rented. Those reported sales were actual monthly rental terms. If these are included in the sold data it would appear that the average sales price of the homes that did sell (transferred ownership) was lower by $20,139.00.
If you are a homeowner in Macomb County MI I would strongly advise that you ask your real estate agent to give you the nekkid version of the market reports. Ask him/her to strip the rental data out of their reports to you. After all, you want to know what the range of value is for homes that actually sold, not those that were leased.

Fall is here and the brisk cool days are upon us. What better way to spend part of a day than to walk or bike along the east side of Jefferson in Chesterfield Township?
The sign welcoming you to Chesterfield Township MI (also aptly called "The Gateway to Anchor Bay") sits right alongside the bike and walking path. 
This photograph of the walking and biking path was taken at the far northern side of Brandenburg Park along Jefferson.
It won't be long before the trees will be turning into glorious shades of golds, reds and browns.
The school sign can be seen on the right in the distance notifying drivers that Lottivue Elementary School is nearby.

Take a nice break while walking or biking to enjoy the incredible view of Anchor Bay inside Brandenburg Park.

During a home inspection in Chesterfield Township MI the other day I decided to get over my fear of heights, and take photos of John Seely of WIN home inspections as he tackled investigating the roof. (Psst, John, update your website :-)
Once before I photographed John on the roof of a home, (in Grosse Pointe Farms) but my hands shook and my palms were sweaty and I had to turn away from what he was doing. (For the record, the buyer client felt the same way. He had to turn away and not watch.)
Here is another good example of why I feel home inspectors are so valuable to home buyers. (Also why I do what I do and won't consider being a home inspector. )

There isn't much sitting room on the roof of this home, unless you sit at the very top.
Thankfully John is used to doing this, and I can stand safely on the ground watching him. (Palms sweating, hands shaking)
Frankly, I wouldn't get to the top rung of that ladder, let alone climb above it to sit where John is sitting.
Alert to home buyers: This is how a good home inspector checks out the roof.
Kids: Don't try this at home.
You couldn't pay me enough to do this.
(I had to hold my breath while he was walking around on the roof)
It boggles my mind that not only does he get to the top of the roof and walk around, but that he carries his small laptop with him to take notes.
(I have trouble chewing gum and walking at the same time.)

Make sure everyone on your crew follows OLSHA guidelines for safety. This includes hard hats, steel-toed footwear, masks when appropriate, safety glasses and welding shields whenever required. These guidelines provide safety to workers. Failing to follow these regulations may result in fines, legal procedures, and increases in insurance premiums.
Waste Removal
Many paints and building materials are hazardous to the environment. Construction crews must carefully dispose of such materials. Other materials, though not dangerous, create safety risks to workers. Nails, broken glass, splintered lumber, sharp edges on brick and stone, and other building materials may injure workers, causing scrapes, punctures, or other abrasions. Tripping over excess materials or job site waste may cause bruising, sprains, or broken bones. To eliminate the risk posed by waste and debris on the job site, consider renting a dumpster for debris removal services. Such waste services include the use of a rental dumpster within the service package allowing workers to place waste immediately into a specified container, reducing the risk for injury.

Another one of the downsides to the road work along 23 Mile Road in Chesterfield Township is the difficulty for consumers to weave their way in and out of their favorite businesses.
One of my favorites, Meldrum Brothers Nursery, decided to reward the customers who dodge the orange cones and the uneven pavement by having a MDOT sale. (MDOT an acronym for the Michigan Department of Transportation)
I ventured in to Meldrums late last week (before the storms hit - notice the clouds in the photo!) to pick up some colorful mums. I think I'll go back this week to take advantage of the mulch sale and browse through all of the fall and Halloween items that they have inside the main building.
Meldrum Brothers Nursery is located along the south side of 23 Mile Road, just east of I-94.
