Children's Fishing Contest - 8:00 AM - 11:00 AM For kids under 17 in age, there will be a life vest and fishing pole available, along with two supervisors per boat. Prizes will be awarded for the most fish caught! There will be 1rst, 2nd and 3rd place winners! And a special prize to the young fisherman who brings in the longest fish!

Kayak Race - 11:30 PM Singles only.

Canoe Race - 1:00 PM Singles only.

Canoe Race - 2:00 PM Doubles only (One adult over 18 and one child under 18).

Canoe / Kayak Obstacle Course - 3:30 PM Doubles only (Any combo of teams as long as there is one adult over 18)

Craft Raft Race - 5:00 - 6:00 PM Watercraft - Build it yourself watercraft: the more creative you are, the better your chance of winning a prize!

Parade - 7:00 PM Boats, Jet skis, High performance boats, canoes, kayaks, paddle boats, whatever you have that floats! Be part of the parade or just enjoy watching the parade.

Gladwin, Michigan July 2009 Real Estate Market Update

Gladwin County is located in rural Northern Michigan and is conveniently located within 3 hours of Detroit and 2-2.5 hours from Flint and Lansing making it easy to come "Up North" for the weekend. But, we encourage you to stay longer, and after you visit this area you will want to spend much more time here! An area that is popular for its scenic lakes (including Wixom Lake & Secord Lake), plentiful state land, quaint parks, Amish communities and down town shopping. Gladwin County is primarily a second home/resort community. We have real estate to accommodate every buyer from very affordable cabins to luxurious homes. As a life long resident of Gladwin County I know the area well and I know the market even better!

The Real Estate market in this area, along with most areas of Michigan, remains challenging but appears to be improving! Recently we saw home values declining, but that appears to have stabilized. There does remain to be a stagnant economy and a lack of qualified buyers since loan approval criteria has become more restrictive. However, if you are looking to buy your first home, or your vacation home it is a fabulous time to buy! Interest rates are phenomenal for qualified buyers, there is a lot of inventory to choose from and homes are more affordable then they have been in years! For home buyers who haven't owned a home in the last 3 years there is even an up to $8,000 tax credit to take advantage of.

Here is the latest real estate market update for Gladwin and Clare County, Michigan which include the surrounding areas of Beaverton, Gladwin, Harrison, Clare, Rhodes, Bentley, Wixom Lake and Secord Lake.

The Clare/Gladwin Board of Realtors currently has 1,180 homes for sale through the Multiple Listing Service (MLS) and 165 of those were new to the market in July 2009. The average asking price of the homes currently on the market is $128,097 and the average days on market for those homes has been 292 days. These stats are virtually unchanged from May and June's figures which helps to clarify my theory of the stabilizing market in Gladwin, Michigan.

During the month of July we saw 44 Clare and Gladwin County homes sell/close. This is the same as June. The average asking price was $72,046. The average sales price was $63,368 and the average days on market for these homes was 299 days. The sellers received an average of 88% of their asking price.

We saw 53 homes expire from the market in July. The main reason homes don't sell during their listing period is they were priced incorrectly for the market and/or condition of the home. In challenging buyers market periods it is imperative that a listing be priced as competitively as possible for its condition in order to have a chance of selling. This apple tree was planted by my Grandpa. It had to have been planted in the 1950's or before. A large wind took down the largest branch left on the old tree that sits in the back yard of the home he had built in the late 1800's. This may be the last year we get apples off it, there's not much left of it now. There is no other tree like this one, as he had grafted two trees together to create this tree. I'll have to ask my dad if he remembers what kind they were. The apples when ripe are a yellowish green and were my favorite from the time I was big enough to eat an apple. We would like to try to get a graft from it and see it we can continue this "one of a kind" apple tree.

Note: This was intended for the nature and marketing contest, but I was out of town all week end and had no access to a computer. I decided to post this even though it cannot be an entry.
