No really it is!

It seems that everyone I run into lately says this market is terrible how are you doing? When I respond with GREAT! They are so surprised. The fact of the matter is, the market is the market. Is my business coming from the same places it was 2 years ago or even 2 months ago? Some of it is but most of it is not. I've had to change the way I do some things but what business doesn't go through changes at some point.

What am I doing?

• Working harder
• Lead generating more
• Getting more education about Short Sales
• Staying in better contact with my current and past clients
• Blogging
• Most of all, Focusing on my 20%

What 20%?? It's the 80-20 rule(Vilfredo Pareto). The rule states that 80% of what you do will be responsible for 20% of your results and 20% of what you do will be responsible for 80% of your results. So focus on your 20%! What do you need to do right now to reach goals in your personal life, business or investments.

The fact of the matter is a lot of people are learning that this is not an easy business to be in and are getting out. I'm OK with that. That's not why I got into it. I truly enjoy what I do and have had more transactions over the last 12 months that I felt I really helped someone than any other year.

There is plenty of opportunity and with the right attitude many successes can be had. So the next time your phone rings, stop what your doing, SMILE and then answer it.

On the 15^th of February, the day after Valentine’s Day, the Lansing State Journal feature an artivle on the front page declaring "WORST IN NATION: AREA HOME SALE PRICES PLUMMET IN 4^TH QUARTER”

Is this really true? The article talks about a reduction of the median home price of home sales in the 4^th quarter. The reduction in the median home price is more a result of the mix of homes sold then a reduction in the value of the homes sold. What is the median? It is the middle, not the average. As an example, if five homes sold at $325,000, $115,000, $125,000, 215,000 and $100,000, The median selling price would be $125,000 – the one in the middle. The average home selling price would be $176,000 The total value of all homes sold ($588,000) divided by the number of homes sold (5).

So what is the truth? According to the Michigan Assciation of REALTORS®, the average home price in the Lansing area in December 2007 was $141,022 a drop of only 5.79% for the year and a drop from the 3^rd quarter of 2.18%.
