Wondering why your home hasn't sold?
You feel you have it priced right. Your home is just as nice as the others. Some times it takes a bit more. That "more" can be a variety of things to address not just one issue to change.
I have a whole section devoted to helping people sell their home on our new website.
Check out the "Reasons Homes Don't Sell" page on our website. You might be surprised and glad all at the same time. http://www.flexitrealtymichigan.com/ReasonsHomesDon'tSell
The number one reason is price. Over price your home and you can help sell other homes before you sell your home.
Taking a step back from your home and looking at your home from "buyer" eyes can make a huge difference in your perspective. It also might help you realize some of the changes you have to make to help your home sell faster.
Check out our New Website for more information to help you sell. http://www.flexitrealtymichigan.com

A dubious honor having the nations highest unemployment rate.
If you have been wondering why less food is on the shelves it isn't just the holiday weekend. Here is the National rankings by state provided by the Bureau Of Labor Statistics.
State Unemployment (Seasonally Adjusted) top 8 states leading unempoyment.
1. Michigan highest jobless rate, 12.9 percent.
2. Oregon, 12.0 percent
3. South Carolina 11.5 percent
4. Rhode Island, 11.1 percent
5. California, 11.0 percent
6. North Carolina, 10.8 percent
7. Nevada, 10.6 percent
8. Ohio, 10.2 percent
This shows being the top automotive state isn't good for the economy of Michigan. We have run this road of up and down unemployment for as long as I can remember in my adult life.
There is no wonder people are hurting, losing homes, filing for bankruptcy and family units disintegrating under the economic stress.
One of the main issues for bringing up the unemployment rate and ranking is if you are in trouble with your mortgage find out if your lender will do anything for you first and immediately. If this isn't possible to renegociate your loan to an affordable monthly payment don't wait call a professional who understands short sales and quickly get what finaces you have left in order.
The goal is save your family and your credit in that order. Our ethical job is to help you and family. The lender will pay our fee out of the proceeds of the sale of your home. You have enough problems to be concerned with during these difficult economic times.
We wish you the best. Remember to act sooner than later. Giving yourself more time is always better than deciding at the last minute when it is financially bleekest.

If you live in the Grand Rapids or the West Michigan area, are not under contract and would like to sell or buy a home....give me a call. It could save you thousands in your next real estate transaction. FlexIt Realty designs selling and buying programs to meet our clients needs. Your call is always confidential and you are never pressured.

Looking for that one thing to give you peace of mind about you pet?
If you have ever lost a pet you know how difficult it can be...my children were very young when our pet strayed away from our home. He (Sarge) was a German Police dog and only a couple of years old...he fell in with a neighbors dog that was know to stray.
We kept a close eye on him...but one day they took off together...it took us 5 hours to find them. We had a happy ending finding both safe and sound. It could have been much different.
Today finding your lost pet means putting up flyers...telling neighbors and doing much the same thing walking or driving around the area looking.
Well the GEEKS have struck again...a company called Zoombak has a GPS locator. You can buy them from Amazon.com for about $39.00. You can even add a camera so you can take photos from your pets perspective.
The GPS can function much like the invisible fence only without the shock! You can set parameters and your pet strays outside of the grid you have established you are notified via an alert even on your Blackberry...now wouldn't that be fun!
I can see myself in a presentation and get a buzz and look up at my clients and say, "Gotta Go Fido left his yard!"
The truth is some of the technology can send out over 10,000 emails within an hours to all the area home owners and businesses in your area. This is real technology.
We are really moving at a fast pace and technology is moving faster than we can keep up.

I have to say I love the holidays.
I enjoy seeing the family especially the ones I like! I do like all of them but some more than others...you may be able to relate. I like seeing the kids, how much they have grown. I like catching up on all the new things in peoples lives.
We are empty Nester's for more than 12 years now. The house is quiet. My wife and I can talk in normal voices. We are not ducking from flying objects or video games with shells going off or cars crashing filling the air with sounds.
I love the smells of food cooking...I like eating it better. We had made plans with the family to have thanksgiving at our home. Just a small gathering of In-law....I affectionately call them the outlaws...they
grin, not really a smile.
Two days before Thanksgiving we get a call....my brother and sister-in-law from Cleveland want to join in on the festivities. No problem the more the merrier. They have four kids with the youngest being 6.
You revisit your grocery list....you just added six to the list. Sleeping...OK we have the beds...bedding, towels, wash cloths, all the stuff you packed away...extra blankets.
Think of the families that are selling their homes. How would you like to get a call to show a home the day after a holiday? I showed one the afternoon of Thanksgiving. They were in town and this was the only day they would be here. The home was vacant...OK.
Two days later our home is back in order. The sounds are back to normal and my wife and I are wondering how we did all those holiday's with so many family members in the same house.
The quiet is a welcome refuge. I didn't hit black Friday shopping even though my daughter-in-law hit the lines at 4 am. I was calmly checking my eyelids! Sleeping is what you are supposed to be doing a 4 am.
How did you handle the holidays?
