It's time for the premier event that showcases Detroit and the auto industry.

The annual North American International Auto Show comes to Detroit again in January, 2011. When you click on the link, NAIAS, go to the charity preview link to see the flash mob video.

The show is called "international" to reflect the wide diversity of auto companies that are represented at the show. The event takes place each year inside Cobo Center in downtown Detroit. With just under 1,000,000 square feet of showroom floor space, this event attracts curiosity seekers and buyers alike to see the new models available from almost ninety auto manufacturers from around the world all under one roof.

Before the show is open to the public, there is a press preview that attracts over 6,000 journalists from around the globe and grants them full access to all of the vehicles. Every magazine and newspaper wants to be the first to go to print with highlighted pictures and reviews. Then there is an industry preview where the manufacturers can see the competition up close. A charity event is held each year which is a black tie affair that raises funds for children of all ages from birth to eighteen years old. Since 1976, this event has raised almost $82 million for childrens charities. Finally, the public is invited in for a hands on, sit in experiance for all the car models of the present and the future with prototype models testing market response for a possible new vehicle of the future. Recent public attendance has seen over 700,000 people in an eight day period.

The automobile has changed considerably through the years as shown with the comparison here of a 1956 Cadillac Coupe DeVille and a 2011 Cadillac CTS Coupe.

1956 Cadillac Coupe DeVille

The 1956 Cadillac Coupe DeVille weighed in at 4,400 pounds.

It was 215" long and sold for a price of $4,500.

2011 Cadilac CTS Coupe

The 2011 Cadillac CTS Coupe weighs 3,500 pounds. It is 188" long and sells for about $43,000.

Much lighter and smaller than the models of fifty plus years ago. The evolution away from metals and into composite materials has helped to also increase fuel efficiency

1959 Ford Edsel

There is also the potential that a prototype model may not make it in the marketplace as evidenced by the Ford Edsel. All the advertising and hype just couldn't result in the vehicle sales that the auto company was projecting. That particular vehicle is more popular now with auto collectors than it was when it was first introduced to the public.

The North American International Auto Show is an event that is well worth going to whether you are in the market to buy, dream or just kick some tires.

8 Commercial Real Estate Terms Every Tenant Needs to Know

Whether you own or rent your office space, commercial property costs are one of the largest business overhead expenses. That's why it's important to know the full ramifications of buying your own commercial property or just leasing a space from someone else. Before you sign a lease, you should be working with a commercial real estate broker. Not a residential broker, there is a difference. You should also consult with a real estate attorney. You should also familiarize yourself with some common commercial real estate terms as well, and they are listed below:

1. Build out: Improvements to leased space to make it usable for a particular tenant's needs. now the key here is who is going to pay for this build out, you or the landlord.

2. Appraisal: a written report by a state-licensed professional that includes an unbiased analysis of the property's value and the reasoning that led to that opinion. An appraisal report is required for any property sale.

3. Build-to-suit: a method of leasing property in which the landlord makes improvements to a space based on the tenant's specifications. The cost of construction is generally factored into the lease terms. Most build-to-suit provisions apply to long-term (10-year) leases.

4. Concessions: Rental Concessions are benefits that are offered by the landlord to his tenants. Concessions are usually offered to draw tenants to vacant properties. Some other landlords may choose to offer a concession if the tenant decides to renew the lease.

5. Escalation clause: a clause in a lease that legally allows the landlord to increase rent in increments at set times throughout the lease term. Some examples are: • An increase directly related to increases in operating expenses of the property, i.e. Taxes, Special Assessments. • A cost-of-living increase tied to a government index, such as the tax rate • A fixed increase over a definite period i.e. 6 months, 1 year.

6. A straight lease, which stipulates that the same periodic payment (usually monthly) be made for the entire term of the lease.

7. A percentage lease, which uses a percentage of the net or gross sales to determine the monthly rent. This is most often used in retail properties and with a minimum base rent.

8. A net lease, which requires the tenant to pay maintenance, taxes, insurance and so on, along with a fixed rent. This is also called "net-net-net" or "triple net." As a tenant make sure you know exactly what part of the expenses you are paying for.

Devil's night fires in Detroit

It isn't any wonder that Devil's night fires in Detroit are up 42%. This year they had 169 fires over 119 fires in 2009. Detroit has about 35-40 fires on a normal day. There has been an increase in Devils's nights fires in the last two years, but it way down from the high of 800 fires in 1984.

The Detroit fire chief says it is because there are so many abandoned homes. I would probably agree with that. There was an estimate this year that there are over 10,000 vacant/abandoned homes in Detroit. With the average home sales price last year being around $12,000 it does not pay to buy a vacant home and fix it up. You will not get a financial return very soon on the home.

I bet we will see a continuation of a rise in fires in Detroit on Devils night in the years to come because of all the vacant homes.
