The Dexter Real Estate Market still shows an abundance of inventory. These charts show the difference between the number of homes listed in a price range and the number of sales in that price range. For all price brackets, there are more listings than sales in June. For July, the $600-650K had more sales, and the $1milion - $2million had equal listings and sales. That can happen because the house was under contract from a previous listing. See the charts for Dexter Real Estate June and July 2009 Price Distribution.

Both charts indicate that the segment of the market that is selling are those homes under $200,000. In July, and June, this lower end market accounts for a predominant market share. Dexter Library is a captivating oasis to curl up with a book or research material on computers. The Dexter Library schedule  is updated monthly. We were there there for the May 2nd used book sale. We were there at the fire that burned down the old structures before construction started (pictured below). Many people deserve thanks for this wonderful jewel. Currently there are 224 homes for sale in the area ranging in price from $1,899,500 to $49,000. There are 42 homes listed over $500,000 for the luxury Dexter, Michigan Real Estate market, up from 37 last month. On the other end there are 3 homes listed under $100,000; one of those is a short sale with an offer. For any information on these active homes, be sure to ask us.

The Average sold price in Dexter declined last month. Dexter sold homes data is as follows:

The average list price to sale price for April was 98.46 percent without concessions. Total concessions for this month was $69,275.00. If concessions are considered then the list price to sales price is 94 percent.

The median sold price for Dexter Real Estate in April was $202,750.

When the gap between the list prices and the sold prices narrows, (supply and demand) the market will be more stable. Our buyer agents have several Dexter homes under contract, awaiting closing. We have several more buyers looking for Dexter homes right now. The $8,000 first time home buyer tax credit is allowing more buyers to enter in the market. We are seeing multiple offers on properties.
