As a Metro Detroit first time home buyer you may have never dealt with electrical problems before. Here are some quick safety tips.

  1. Whenever working on a electrical plug or anything connected to the electrical system be sure to shut the electrical breaker or our shut off the main breaker. You can die of electrical shock too easily. If you don't know which fuse or which breaker shuts off the area you are working on, shut off the main at the electrical box.
  2. If the circuit breaker or the fuse keeps "popping" or going off you have to unplug things on that circuit or hire an electrician to rewire the area.
  3. If you are unsure of how to fix the problem hire a professional electrician.
  4. Running extension cords creates a fire hazard. It is better to have an electrician put in a new outlet for you.
  5. When you have time label the fuses or circuit breakers in your main box. It makes it easier to work on the house in the future

I have seen too many times home owners "rig up" something to get buy. My advice is to hire an electrician to do it right the first time because when you sell the house the inspector is going to find the rigging. And then you are going to have to pay to have it fixed anyway. So keep your family safe and do it to electrical code the first time.

Oakland County first time home buyers need a little more information than what they get from just looking at the house. Here are three more things that you need to get your hands on to make a good decision>

  1. Comps - or comparables. You want your Realtor to get all the Oakland County real estate that has sold within the last 6 months, that are like the home you are buying, and that are close in location to the home you are buying.
  2. Sellers disclosures - These are forms that are filled out by the seller that answers basic questions about the house.
  3. Pulbic records - these records can verify the square footage, the amount of the mortgage, who is the true owner, the current property taxes and the property taxes when you buy the home.

All of this information is very important to have as a Oakland County first time home buyer. Sadly many real estate agents skip some of this information. You should always have your Oakland County Realtor pull comparables of all the recently sold homes in the area.

Farmington Founders Festival

Today is the last day for Farmington Founders Festival located in downtown Farmington MI. It is located right on Grand River and Farmington Rd.

They have fine art booths located at the Masonic Temple right on Grand River.

There were about 50 tents of crafters and home items booths.

They had a great area for the kids to enjoy. A climbing wall, face painting, bouncy toys. A kids paradise. but no Carnival rides.

There were live musicans and a beer tent in the parking lot down from Dagwoods Deli.

Whenever a home buyer puts in an offer the worst part is yet to come. The waiting, the uncertainty is so rough. Everything goes through your mind.

  • What is taking so long?
  • Did I bid too low?
  • Did I bid too high?
  • What is the seller thinking?
  • Are they going to accept our offer?
  • Should I have put more down?
  • Does it normally take so long?

My advice I too keep busy. Visit friends, go to a local festival, see a movie, take the kids out. Enjoy yourself. But keep your cell phone handy so your agent can get a hold of you. Nothing is more frustrating to an agent than getting an answer and then not being able to get ahold of our client for a day.
