Just because your garden is dormant for the winter doesn't mean you should snooze, too. Experienced gardeners do their dreaming, and planning, when the snow flies. So while you're thinking of blossoms and butterflies, be sure to add trees and shrubs that look great even in snow.

In beds and containers, plant hearty ornamental heirloom vegetables, such as varieties of Swiss chard, kale and cabbage.
Hang bird feeders to attract wild birds that stay around throughout winter. Birds are always searching for water during cold months, so add a heater to bird baths, too.

Voorheis Lake- Lakefront Real Estate Sales
Voorheis Lakefront real estate sales, Lake Orion Michigan. Private, all sports, 250 acre Lake Voorheis. Sales in 2009 were pretty dismal with only 5 total sales- 2 of which were bank owned homes (foreclosures) and sale prices ranging from $150,000-$650,000 with a median sales price of $385,000. That's right- someone was able to purchase a home on desirable, all sports Lake Voorheis for the disgustingly low bargain basement price of $150,000. I would say that person made a great investment, even if the house needed a major re-hab.
In 2003 there was only 1 sale below $400K reported in the MLS with sales prices on Lake Voorheis topping out at a tad over a million dollars.
There were no sales on Lake Voorhies in 2010 (at least none reported to the MLS). 2011 was a pretty good year considering the state of real estate prices the past 5 or 6 years. There were 5 closed sales last year with sale prices ranging from $253,500-$449,900- 1 short sale and 1 bank owned home. 3 of the 5 sales were in the $400's with a median sales price of $435,000
There is currently one sale pending on Lake Voorhies- a short sale on Saturn asking $220,000- and 1 home for sale also on Saturn, a non distressed listing asking $244,900. There is also one home on Walmsley Circle for lease asking $2850.

The Preserve, Lake Orion MI- Home Prices UP Again!
Good news for homeowner in The Preserve in southern Lake Orion MI. Median sales prices were up 3 1/2% from last year and up 7.3% from 2009!
List price to sale price percentage ranged from .4% of asking price to 7.8% of asking price and one house sold for 3% over the list price. There was only 1 foreclosure listing and no short sales. Sale prices ranged from $212,000-$274,000.
The good news for buyers:
Number 3 is quite interesting. Let's look at 3760 Acadia. Last year it sold for $274,000 which gives you a payment of about $1010 (20% down, principle and interest, 3.92% interest rate which was the average for Jan 2012). If you were to pay that same price at 2000's interest rates you would have a payment of about $1616. Put another way- at the 8.05% interest rate of 2000 you would need to have paid $170,000 to have the same payment as 2011's buyer.
The good news for sellers is that prices are up the past couple years.
The even better news for buyers is that with interest rates it feels like prices have kept going down. And when a buyer gets approved for their mortgage they are truely getting approved for a certain house payment and those payments are super low.

Rolling Meadows, Lake Orion MI Market Conditions- Good News If You're Selling
Great news for homeowners in Rolling Meadows in Lake Orion Michigan. The median sales price is up for the 2nd year in a row! We're still a long ways from the peak times, but better than 2009 or 2010.
Median Sales Price:
2011- 13 units at $228,000
2010- 14 units at $213,500
2009- 16 units at $210,000
There were no bank owned sales in 2011 and only 2 short sales.
The lowest sales price was higher each year than the previous year as well as the top end price was higher each year than the previous year.
2011 sale prices ranged from $194,000 - $265,000
2010 sale prices ranged from $164,505 - $237,000
2009 sale prices ranged from $153,000 - $247,000
12 of the homes sold within 26 days on the market and 1 house took 71 days to sell. I define days on the market as time from the last price change (if any) until pending. Overpriced houses aren't really on the market. Properly priced homes sell since the time frames to sell in Rolling Meadows are about the same as the rest of the areas.
There were 4 homes financed through FHA and 9 utilized conventional mortgage financing. Most of the homes that sold in Rolling Meadows sold within about 5% of asking price. 1 house sold for 2 1/2% over asking price and 1 home sold at asking price.
2 houses in Rolling Meadows leased in 2011 at $1950/month and $2000/month (reported by Realcomp II MLS).
If you are considering selling your Rolling Meadows home, you may have more equity than you expected. Or getting closer to having equity again!

Homes were built in the mid 90's and range from approximately 2000 sq. ft. to approximately 2800 sq. ft. Rolling Meadows boasts city water and sewer, sidewalks, subdivision tennis courts and swimming pool as well as a community club house.

Lake Orion MI- Unit Sales, Sale Price and Dollar Volume Are ALL Up!
2011 was a pretty good year and I see no reason that 2012 won't match or exceed last year's sales in Lake Orion MI.
Unit sales in 2011 were up 8%, the average sales price was up 7% and the total dollar volume was up a whopping 14%.
The amount of distressed sales are down from last year. In 2011 bank owned or foreclosure sales made up 34% of the total sales in Lake Orion MI and short sales made up 17% of the total sales. As opposed to 2010 when foreclosures were 38% and short sales were 20% of the total sales.
The average sales price on the bank owned homes dropped just under 10% from 2010 and bank owned homes sold within 3% of asking price in 2011.
Cash sales made up over 23% of total sales in Lake Orion in 2011.
2011 sales numbers exceed both 2010 and 2009 sales.
Inventory is currently low- only 102 active listings in Lake Orion.
If you are considering a home purchase in the Lake Orion area, don't wait until the last minute to start looking. Inventory has been low for awhile and if that dream home isn't currently listed, you need to be ready the day it hits the market. Multiple offers on properly priced homes is not unusual in today's climate.
