So you have been hearing all about the Northville Michigan foreclosures and HUD homes being very good deals for the real estate buyer. Even though that may be true, there are still a few issues when buying foreclosures and HUD houses you may want to be aware of. One thing I have noticed in this crazy Michigan realestate market is, everytime you think you have seen it all "YOU HAVE NOT". But dealing with Northville foreclosures on a regular basis can really help when there are issues from the banks, utility company's, other agents, appraisals, title company's and so much more.
1) What we are seeing a lot of our there in Northville and surrounding area's is foreclosed and HUD homes that are winterized. Basically what this means is there is no electric (turned off), no water (turned off), no gas (turned off). Now you want to inspect the Northville home you want to purchase and it can be a chore to get these services turned on just for your inspection. After all what if you now don't want to buy the home, how many times will the bank pay to have these turned on and then back off (as little as they possibly can). If you have an experienced real estate agent they should be able to guide you through everything smoothly. 2) Do not expect this to be a warm and fuzzy real estate transaction. Foreclosures and HUD homes can typically have a more business feel to them. Remember the bank does not want this home in the first place and they are just trying to get as much of their money back as possible. Many times when you close on these foreclosure type transactions you will never meet the other real estate agent.
3) Try to get the best home warranty you can. I am hearing now there is a local Northville home warranty representative who is selling warranties that are suited for the foreclosure and HUD homes. They are more expensive so look into it and get all the facts to see if this would be right for you.
4) O.K. here is another for the Northville real estate HUD home buyer we hear alot. Don't always expect the bank to come down 100,000 from their asking price. They may or may not, do your homework and then present your offer to it's best advantage. Bank foreclosures are listed with most of the other homes and they try very hard to get the most money possible. Get with your Northville real estate agent and go over all of your options.
So yes it's true real estate buyers are getting some very good deals in the Northville Michigan area. As always just do everything you can to protect yourself and make this a good real estate experience.

Here is the latest events that are happening in Northville in March.
Northville Parks and Recreation and Maybury State Park are teaming up to bring you another fun event...Easter EGGcitement on Saturday, March 22 10:00 a.m. at Maybury State Park (Eight Mile Road Entrance). The entrance is just west of Beck Rd. Maybury State Park, located off west of Beck Road between 7 Mile and 8 Mile Roads, is the only state park located in the Rouge River watershed. It is over 950 acres. The park also has a a working farm. The park also has a horse stable, picnic shelters, a day camp building dedicated to outdoor education, a group campground (for youth organizations such as Boy scouts and girl scouts), hiking and cross country skiing trails, playground equipment, fishing ponds.
The Easter EGGcitement free event includes crafts, face-painting and an egg hunt. The Easter Bunny will be there too, so don't forget a camera!
This event is held rain or shine, so please dress appropriately! Participants should also bring an Easter Basket. A Michigan State Park pass will be required for entry into the park. Passes can be purchased at the park entrance.
The Handcrafters Spring Craft Show will be held at the Recreation Center at Hillside Friday - Sunday March 14 - 16. Show hours on Friday are 6- 9 p.m, Saturday 10 a.m - 5 p.m., and Sunday 11 am - 5 pm. Show admission is $2.00 per person, no strollers please.
The Northville Parks and Recreation and Senior Adult Services offices will be closed on Friday, March 21 for the Good Friday holiday.
