Bradford of Novi subdivision

| Bradford of Novi subdivision is actually 3 subdivisions with one homeowners association. Bradford of Novi has approximately 145 homes in it. The homes were built during the years of 1987 -1994. The homes are mostly Colonial and Cape Cod style. Most of the homes have brick exteriors, 2 & 3 & 3+ car garages, 3-4 bedrooms, 2 + bathrooms, basements. Square footage of the homes range from 2200 - 5900 square ft. There are some courts that have large secluded lots & homes All of the above information is general information. You will notice the trend in Metro Detroit real estate if you look at several of these subdivision updates. Novi real estate home values are continuing to fall, but the time on market for Novi homes for sale is about the same. Even though Novi real estate home values are falling they are not falling as much as the rest of Oakland County home values.

I do a lot of subdivision updates and Metro Detroit real estate market updates for my local area. I see what is going on in the Metro Detroit Michigan real market, but many times statistics don't tell the whole story. I even have to look at them harder to realize what is going on. Below I have a example of how statistics do not tell the whole story.
In the on-market residential section below there are two homes listed for sale. One is very high priced and higher than what many homes have sold for in the Novi subdivision. What that does is throw off the average list price of homes. So if somebody only uses that information they will think their home should be listed for more or is worth more than it is.
Again if you look at the sold homes you will see that the same thing happens with the average of sold homes in Yerkes subdivision.
Many time the statistics of average time a house has been on the market can be altered if you have a Metro Detroit home that has been on the market for a very long time or very short time. So when you look at real estate statistics realize that they should be just part of the local information. Sometimes you have to look beyond one subdivision or one community to get the true picture.
Bottom line is that after doing 50 different Metro Detroit subdivisions updates..... Novi and Northville home prices are still falling. Average time on the market seems to be about the same. Though both of these communities seem to be holding their home values a little better than many Wayne County home values.
