Orchard Lake waterfront homes what I would call high end real estate. There are many luxury lakefront homes that have sold for over a million dollars. You won't be finding $200,000 cottages. Even small homes will be sold for the building site. We call them tear down. The lakefront home will be torn down and a newer, bigger home will be built.

Orchard Lake real estate on the north side of the lake sits on the other side of a road. So there is a road between the lake and the home. There is a 10 -30 foot wide piece of land between the road and the lake. You have to cross the road to get to your dock and your boat. That is on one side of the lake.

But all those lakefront homes are big luxury homes. The way I figure it, if those people that own million dollar homes don't mind crossing the road then... But Orchard Lake front properties is what I would call premier lakefront real estate. Most of West Bloomfield and Orchard Lake lakes command top dollar and draw higher end residents.

Here is Orchard Lake Village sold homes list for 2003 so you can get an idea of what the price per square foot was in the heyday. The highest price per square foot for Orchard Lake real estate in 2003 was $515 a square foot. Of course it was an Orchard Lake front home but $515 a square foot! You will notice that no Orchard Lake Village homes were a short sale in 2003.

The average days on the market in 2003 was 90 days for 18 listings.

Now compare that with 2010 Orchard Lake Village real estate prices.. You will notice the highest price per square foot for an Orchard Lake Village homewas only $313, whichis a far cry from the $515 a square foot back in 2003. That's a 40% drop in the highest lakefront property prices in Orchard Lake Village between 2003 and 2010.

The average days on the market for homes in 2010 was 219 days for 30 listings.

If you notice in 2003 there were non short sales, but in 2010 there were 4 Orchard Lake short sale properties. There were also more Orchard Lake foreclosures too.
