While I was out selling St. Clair Shores real estate this week, I came across this while I was showing a bank owned property to a client.
This hifi system was built in the family room wall. It was pretty neat, I've seen old systems similar to this before, but never one quite like this. When we opened the bottom panel to see what was in there, we discovered a phonograph!

I don't know if the system worked or not, as the electric was not turned on, but it looks like this was state of the art back in its day. The system was also an intercom and there were speakers throughout the different rooms of the house and you could control which room received the tunes from the main unit.
I thought it was pretty cool and had to snap a picture of it.

ST. CLAIR SHORES MARKET REPORT FOR FEBRUARY - HOMES
There were 37 single family homes that closed in February, in December we saw 43 closings and 36 in January. Last month 29 of the 36 January closings or 80% were bank owned homes. Februarys stats were slightly better, only 23 of the 37 homes sold, aproximately 62% were bank owned. The number of bank owned homes continue to drive values down.

One things for sure, this current buyers market makes it a great time to purchase a home or condo in St. Clair Shores. As of March 2nd, there are currently 512 single family homes for sale ranging in price from as low as $15,000 investor specials to waterfront homes just under 1 million. There are many homes to choose from, no matter what your price range, now is the time to take advantage of this market, prices will not remain this low forever. Interest rates are low and there are some great FHA loans available for those that need a lower down payment. In addition there is a 2009 tax credit up to $8,000 for First Time Buyers!

Brrrrrr, it's still mid February, but spring will be here soon and what does spring mean in St. Clair Shores? The start of boating season!
Looking at the waterfront market in St. Clair Shores there are some great opportunitys to purchase your own canal front or lake front home!
There are currently 37 waterfront homes on the market in St. Clair Shores as of February 18th. Current Asking prices are from as low as $84,000 fixer uppers to just under $1 million lake front beauties.
Of those 37 homes for sale 10 of them are Lake Front.

ST. CLAIR SHORES MARKET REPORT FOR JANUARY - HOMES
There were 36 single family homes that closed in January, down from Decembers 43. The one stat that really stands out from January sales is that 29 of the 36 closings or 80% were bank owned homes. That is an extremely high number, and that also means that only 7 private owned homes closed last month. December seen 55% of the sales bank owned, November had 36% and October was at 45%. This is not the stat that many homeowners trying to sell their home want to hear, let's hope there's an improvement in February.

The median numbers were down for condo sales compared to previous months as there were no high end condo listings sold.

I wrote a post last year about hud homes in St. Clair Shores. I thought I would do another post with some more tips and advice.
There are currently 23 hud homes on the market is St. Clair Shores as of Jan. 16th, 2009 (tip: new hud listings always come out on Fridays)
FAQ: How low of a price will hud accept? (a) I have no idea. What I have found out in my experience bidding/selling hud homes is that there is no rhyme or reason on how they determine what price they will accept. I have seen them reject offers just under asking price and I've seen them accept offers well below their asking price.
Once you have an accepted offer be patient, while your agent will receive an answer to your offer electronicaly the next day (typically), it may take up to 2 weeks to receive a signed purchase agreement back from hud. Once you receive the signed contract back, it typically takes 60 days to close.
