West Bloomfield now requires the registering of vacant homes. This is not exclusive to West Bloomfield as other municipalities are searching for revenue. This is what I just received from the North Oakland County Board of Realtors:
Vacant Home Ordinance Recently the Township of West Bloomfield, as well as other Oakland County municipalities, has enacted an ordinance which requires that "vacant" homes MUST be registered with the municipality. There are fees involved when registering such a property, as well as fees involved when such a property is not registered. If the fees become delinquent, they could become a lien on the property similar to assessments for weed cutting, garbage, etc. For example, the West Bloomfield ordinance contains many requirements which you should be aware of. For instance, the property management company must be located within 30 miles of the subject property. It also provides for inspections and issuance of "new" certificate(s) of occupancy. Should you require a copy of the West Bloomfield ordinance please let us know.

This is still not as good as the City of Detroit putting stickers on the doors of vacant homes notifying owners of violations. If the violations are not done in 24 hours the City of Detroit will do them and charge the owner! Seriously!
Michigan has lakes, great infrastructure and pathetic politicians...text me your opinion : ) lol.

I love it Fiat has 35% ownership of Chrysler, and the union and the US government has the rest of the ownership of Chrysler. Whether you live in West Bloomfield, Northville, or Troy it should be an interesting run and I hope they make but...........
I doubt it. Chrysler is banking on a bunch of white shirt politicians to efficiently run Chrysler when they can't run the US without deficient. It should be interesting.
I can see it now they will be holding hearings on why the Chrysler Labaron didn't make it. Or soon they will be outlawing strikes for the union workers. They did it to teachers and air traffic controllers... What makes you different union employees? It should be interesting.
But instead of high ups from Chrysler touring the plant there will be junkets from your every state's congressmen and women to see how "their investment is doing" It should be interesting.
Then the lobbyist will be involved now. They will be lobbying to have the tires put on the cars in Florida so their constituents can make money shipping the car. Or maybe bubble wrapping every car so the bubble wrap manufacturer can make money. What's a little pork when you own the company? It should be interesting.
Then the government studies will come. How much sex goes on in the back seat of a Chrysler now that there are not as many drive in movies? Or does the evergreen tree air freshener create more wind resistance the orange air freshener? It should be interesting.
Yes sir it should be interesting on how our politicians can run Chrysler better than executives that have been in the business. Who knows maybe they will give themselves a raise over getting Chrysler.

It was sunny, warm in Michigan but I am going off on a tangent here. I got a call from a close friend about buying foreclosures. He has been laid off and is collecting unemployment. He has some money in the bank that he is thinking about buying metro Detroit foreclosures. He wants to fix them up and then sell them.
As a Metro Detroit real estate agent I have to say....PROCEED WITH CAUTION. The reason I say this:
There is money to be made in foreclosures for investors. The key is to buy foreclosures right, estimate the costs to repair correctly, do the work quickly, and get the house resold as quickly as possible.
That just my little bit advice. I want you to survive thru these tough times, not get further into more trouble

I happened to call a internet lead this morning. But I was 3 days to late. They had put in an offer on a Michigan Lake home last week. He was so proud of putting in an offer and that he was going to get the home. He just kept rattling on. I had to hide my disbelief when he told me his real estate agent told him that the short sale offer would be accepted in 2 weeks.
WHAAAAAT??????????? Is this real estate agent from the same planet I'm from?
Has this agent ever been involved with a short sale before? I can't believe any real estate agent would tell a client that a short sale will accept in 2 weeks.
Do you know the reason why the agent said the bank would accept the offer. Because the home buyer offered over full price. Really they covered full price and then added concessions on. But the short sale list price is below market value. It is a great deal. It is in good shape.
When I asked the home buyer if they knew whether the home had been to sheriff sale or if it was in foreclosure they had no idea. The home buyer had no clue if there were any other offers on the house. They were clueless.
I felt sorry for them. I had to shut my mouth. I just listened to him go on and on. As a Metro Detroit real estate agent I can't interfere with another agent's client. So I just listened to him. I felt bad that his agent either didn't have any experience or just didn't have knowledge about them.
There are problems ahead for that real estate agent and that Oakland County lakefront home buyer.
