Arden Hills townhomes for sale: Are they right for you?

There are many good reasons to look for Arden Hills townhomes for sale. Over the years this type of housing has offered Americans homeownership with a more care-free lifestyle. With lower house maintenance costs and affordable prices, many people find townhome living to be more conducive to their lifestyles. So what are the pros and cons to owning a Arden Hills townhome?

Arden Hills Townhomes Prices

Arden Hills townhomes for sale are often priced significantly less than traditional single family houses due in part to the use shared walls and common areas. The townhome association to which you will be required to belong is responsible for upkeep of these common areas as well as some of the exterior maintenance of your home as well. This can make buying a Arden Hills townhome especially appealing to busy first time home buyers as well as to retirees who prefer not to deal with that type of upkeep.

This does not mean that the maintenance is without cost, as you know. As part of your financial responsibility for owning a Arden Hills townhome you will have a monthly dues you must pay to the association. These dues cover a variety of things but the extent to what it covers can and will vary from one Arden Hills townhome association to another. While your monthly association dues might include insurance coverage for your dwelling in one homeowner's association, you might have to shop and buy that on your own in another. It is important to review this information before you sign a purchase agreement to buy a Arden Hills townhome since your monthly association dues can vary significantly.

Onion domes in Minnesota

Sharlene Hensrud: Real Estate Agent in Saint Louis Park, MN

My head turned as I drove past the striking St. Katherine Ukrainian Orthodox Church in Arden Hills when I was out showing houses yesterday. One of only two Ukranian Orthodox parishes in Minnesota according to the website of the Ukrainian Orthodox Church of the USA, St. Katherine's celebrated its 60th anniversary last year. Its current structure was built in 1996.

Although I know it's there, it always surprises me when I see this distinctive Russian church in Minnesota where this style of church architecture is rare... after all, the Twin Cities have been jokingly called the Vatican of the Lutheran Church so our dominant style of church architecture is very different.

With 36.7% of Minnesotans of German ancestry, 17.2% Norwegian and 9.9% Swedish it isn't surprising that 6 of 10 Minnesotans are Lutheran. Worldwide, the Eastern Orthodox religious tradition is second only to that of the Roman Catholic Church. In the Ukraine, 80% are of the Eastern Orthodox faith.

While the long narrow style basilica style of public buildings became the church building style of Western Christianity, the Eastern Orthodox religion adopted the more compact style of pagan tombs. My understanding is that five domes, as in this church, symbolize Jesus Christ and the four evangelists, and the distinctive onion style of the domes was developed to prevent snow from accumulating on them... hmmm, sounds like this could work for Minnesota as well...

When I visited orthodox churches in Russia and Bulgaria I was surprised to find the congregation standing throughout the entire worship service... there were no seats to be found. Services were also sung almost in their entirety with no instrumental accompaniment... supposedly because they see the human voice as the most perfect instrument of praise.

Ukraine-cross2The orthodox cross adds two additional bars to the traditional one bar cross found in the Western Christian tradition... the upper one representing the plaque hung over Christ's head, the middle bar the beam on which his wrists or palms were nailed (same as in Western Christianity), and the bottom bar the footrest where it is believed his feet were nailed.

Interested in what's for sale in Arden Hills around this striking church on County Road 96 just east of US Highway 10? I encountered a neighbor out running with his dogs through the grounds when I stopped yesterday. Current average list price in this neighborhood is $381,382.

Arden Hills Home Sellers: Selling Your Home In Today's Market

Casey J. Anderson: Real Estate Agent in Woodbury, MN

If you are selling a home in Arden Hills today you will find it can be quite a challenge, especially considering that nearly half of the competitive listings are short sales or foreclosures. Home values have been coming down in part because of the lower asking prices offered through banks who need to bring down their real estate owned inventory. About half of the sales in today's Minnesota real estate market has resulted from "traditional" home sellers. Are you searching for help to sell your home listing in Arden Hills?

It has never been more important to enlist the help of a Arden Hills real estate agent who studies recent trends in Twin Cities market values. When we visit your home to complete a market analysis, we will compare your home to all of the recent sales in your neighborhood. We will need to look at all of the homes for sold within the past few months to analyze what the actual sales prices have been. By doing so we can estimate what price a home buyer might pay for your home within a reasonable period of market time.

One of the challenges for many sellers today is in trying to get enough for their house to pay off the current mortgage on their home. If a home seller owes more on the mortgages for their home than what we can sell it for we will either need to discuss paying the mortgages down, going through the process of a short sale, or listing the current house for rent and in order to move to another one. With rising rents in the market home sellers are quite often finding that they can cover all of the investment expenses for the home through the income from the rental.

Lenders have specific guidelines to follow for those Arden Hills home sellers who will rent out their home to buy another. Depending on the equity that you have in your home, a mortgage lender may or may not consider the rental income you receive when they qualify you for the new mortgage. The only way to know this is to call a lender to get preapproved.

Once we meet to discuss your home's current market value it is critical that you go through the process of getting preapproved for a mortgage loan. Your mortgage lender can help you decide whether you should rent out or sell your current house. The process of preapproval is free, and if you decide not to proceed, there is no obligation to borrow money. A good lender will be able to examine all of the options available to you such as MN FHA loans, Conventional, VA, or other types of mortgage loans.

Arden Hills Real Estate And FHA Mortgages

Casey J. Anderson: Real Estate Agent in Woodbury, MN

Perhaps the most popular method of financing today in Arden Hills is through the use of FHA loans. This federal program originated back in the 1930’s to help with a similar situation we have today when home foreclosures were growing rapidly. FHA loans have many advantageous guidelines for both the MN first time home buyer as well as the homeowner who is selling one home to buy another.

While the years of the zero down payment loans have gone away for most of us, Arden Hills FHA mortgages offer the smallest down payments available in Minnesota. With a smaller down payment along with the seller paying much of the buyer's closing costs today allows you to get in for a much more reasonable entry cost. The small down payments required by FHA is perhaps the biggest reason why so many Arden Hills buyers use it today.

FHA loans offer more expansive credit guidelines as well. Arden Hills home buyers who have some credit challenges may more frequently qualify for a loan with FHA. In addition, unlike conventional loans which have significant pricing adjustments ters based on credit scores, rates and points on FHA loans vary only slightly based upon the home buyers credit score.

Arden Hills FHA mortgages also allow buyers to qualify through the use of a non-occupant family co-signer. Unlike almost every other mortgage program, this means that if you do not quite qualify for the house in Arden Hills that you want to buy you can have a family member co-sign on the loan to strengthen your application. This feature of the FHA loan has been used more frequently as many borrowers have struggled through reduced incomes and job losses in recent years.

FHA Down Payment Assistance Through Minnesota Housing Finance Agency

Arden Hills first time home buyers also may benefit through beneficial interest rates and down payment assistance through Minnesota's MHFA program. This state agency makes use of FHA's special features which allow for second mortgages on the home to be used for reducing the down payment. While maximum income limits apply for this program, many MN first time home buyers are making use of these programs today.

First Step: Get Preapproved For Mortgage Financing

One of the more important factors in searching for a home is to get preapproved for mortgage financing. Some buyers leave this detail it to the very last minute because it just isn't that much fun to do. It is always important however, especially for the MN first time home buyer to get preapproved for a hoome loan before searching for a home. Please call me and I will help you get started with a Minnesota mortgage lender.
