With the average home price down along with the price per square footage, Centerville is a community a homebuyer would want to consider when buying a first home in 2012. There are many affordable options for homes in Centerville with affordable starting price points in the low to mid $100,000 price range.
The average sales price in homes in Centerville, continued to trend down in 2011. After a 23% in 2010, the average price dropped another 14% in 2011 to $154,600. This equates to nearly $100K drop in average sales price for this little community located just north of St. Paul. In 2009, the average sales price was $247, 690. That’s a tremendous drop. Other statistics tell a similar story as the price per square footage of Centerville homes are now $88/sq ft compared to $101 in 2010. Days on the market did decrease; it is taking an average of 5 months to sell a home in this Anoka County community. Centerville home sellers are received a bit less than the previous year as the percent received on asking price dropped to 88.9% in 2011. The average sales price in homes in Centerville, continued to trend down in 2011. After a 23% in 2010, the average price dropped another 14% in 2011 to $154,600. This equates to nearly $100K drop in average sales price for this little community located just north of St. Paul. In 2009, the average sales price was $247, 690. That’s a tremendous drop. Other statistics tell a similar story as the price per square footage of Centerville homes are now $88/sq ft compared to $101 in 2010. Centerville, Minnesota may have made it through 2009 without a big change in average sales price but there was a big adjustment, down 23% to just under $191,000, in 2010. Days on the market continued to rise and it is now taking an average of over 5 months to sell a home in this Anoka County community. Centerville home sellers are receiving just over 90% of their asking price in 2010, just a bit lower than in 2009. Both new listings and closed sales are up so inventory levels are not excessive. It appears that Centerville has become a very affordable place to call home.

That is good news for sellers as is new listings being down a bit means less competition. The number of new listings is down in significantly in Centerville, Minnesota and surprisingly so it the average days on the market. Homes sold almost three weeks faster in 2008 than in 2007. Centerville home sellers are negotiating on prices as indicated by the ratio of original price to sold price being down under 90%. That is good news for buyers as combined with the average sales price being down a bit too, Centerville is looking like a very affordable place to call home!
