Isanti County, MN has been one of the hardest hit markets in Minnesota. There are still many more homes on the market then buyers and there will be a large amount of homes hitting the market this summer and fall.
So what do you do if your a buyer?
1) Buy Smart - There are LOW interest rates and low prices. There are homes at market bottom prices, or near market bottom prices. There are homes less then rent. Now is still a good time to buy.
2) Get approved for a loan now - Even if your just feeling things out. Get your finances in order. Know your buying power. Ask about special grant money available.
3) Save now - You need a down payment. Save at least 3.5% of what you are looking to buy. With nice townhomes at $70K in the area 3.5% is not that much.
4) Work with one Realtor - Many people look on their own earlier on...or Realtor hop according to who has the listing. If you are a buyer you need to find a Realtor that works with mostly buyers.

Status of the Fishery (as of 06/09/2003)
Lake Francis is 301 acres with a maximum depth of eight feet. The lake is extremely fertile and turbid. The low water clarity inhibits aquatic plant growth. Although complete kills are rare, winter oxygen levels often drop low enough to cause some gamefish mortality. Fish migration from the Rum River repopulates the lake with gamefish, common carp, and white sucker. A small county owned public access is located on the southeast end of the lake.
Northern pike were more abundant than in past surveys with a catch rate of 5.8 per net lift. Northerns averaged 23.7 inches and 3.3 pounds and ranged from 17.6 to 32.3 inches.
The crappie catch also increased to normal abundance levels for the lake type. Trapnetted crappies averaged 9 inches with some fish exceeding 12 inches.
The yellow perch catch was typical. Although many fish exceeded 9 inches, they appeared thin.
Carp, white sucker, and bullheads were present in numbers similar to past assessments and lake class norms. Roughfish were removed by commercial netting in the past, but migration from the Rum River reestablished their populations.
Bluegill (0.3/trapnet) and largemouth bass (2.6/hr.) catches remained low. A combination of low winter oxygen and limited habitat keep these populations depressed.
Angling pressure is very light with only one angler observed during the survey. Northern and crappie are present in catchable numbers with quality sizes available.

Status of the Fishery (as of 08/24/2004)
Blue is a 309 acre lake in southwestern Isanti County. Two township owned public accesses are located on the lake; one on the southeast shore and one on the northwest. Water clarity is moderate with algal blooms more likely as summer progresses. Boat navigation during early summer is affected by dense stands of curled pondweed in shallower areas. The lakeshore is well developed with 151 residences. The lake is popular with local pleasure boaters. Managed primarily for walleye and largemouth bass, 175 pounds of walleye fingerlings are stocked biennially.
Anglers on Blue Lake can expect moderate fishing pressure and quality sized largemouth bass, northern pike, and walleye. Largemouth bass electrofishing results have never been better. Bass were abundant, as in 1999, but better sized. Lengths ranged from 7.6 to 20.5 inches with an average of 1.1 pounds and 12 inches. Northern pike numbers in Blue Lake continue to be lower than in similar lakes, but size is above normal. Northerns averaged 24 inches and over 4 pounds. Walleye abundance was lower than in recent assessments but like northerns exceed the lake class norm in size. Lengths ranged from 14.4 to 25.2 inches with an average of 2.9 pounds and 19.6 inches. Yellow perch are more plentiful than they have been, but few were over 8 inches in length. Bluegill abundance in the trap nets decreased dramatically. Unfortunately, there was no increase in size associated with this decline. Bluegill remain on the small side with a 5.2 inch average and a range from 3.2 to 7.2 inches. The black crappie catch was normal compared to similar lakes. Gill netted crappies averaged a quarter pound and 7.4 inches. Sixty percent of the catch was over 8 inches, a size acceptable to some anglers. Other species present in the lake included; black, brown, and yellow bullheads, common carp, white sucker, spottail shiner, hybrid and pumpkinseed sunfish.
