When we look at the Median Sale Price in Saint Paul over the last few years it's easier to see where prices are heading and were inventory is falling.
In the chart below it's more apparent were the Median Sale Price started to rise in Saint Paul and it's also more obvious were inventory levels began to fall.
In the next chart we see how various areas in Saint Paul have performed since 2009. Summit Hill leads the pack with appreciation of 10% followed by HIghland at 7% and Merriam Park/Lexington-Hamline at 2% and Summit/University have broken even.
Areas with the worst appreciation since 2009 include West 7th at 49%, Como at 35%, Dayton's Bluff at 25%, etc.

Would you want to learn something about how you go about buying a home in Shoreview? Learning how to buy a home can be confusing for many buyers, especially MN first time home buyers. Since the process can be a bit complicated I would like to share with you some tips of how to accomplish your goal.
Most Minnesota home buyers start their search on the internet, of course. There are many places to do this but a good place to start is to use the search engine on my website. There are tens of thousands of Minnesota real estate websites out there but you will soon find that many lack all of the important details when searching for a home. The large national websites, for example, do not show the county property taxes for each home which is a crucial factor when determining what your monthly payments will be.
When you start for your search for homes in Shoreview on my website you will find all of the property listings from all of the real estate companies. Through the use of the Multiple Listing Service (MLS), my property website will offer you complete details from every company. One of the other things I can do is to set up an advanced search for you so that I can email you when properties in your price range come available.
How will you know what kind of price range you should be searching for? In order for you to know the amount of monthly payments you will have for a home in Shoreview you will want to get a preapproval letter for a mortgage loan. This is the important first step in the process for how to purchase a home in Shoreview Since there is no cost or obligation when you get prequalified by one of our local MN mortgage lenders, you should do this right away so that you can clear any roadblocks there might be in the process of getting a home loan.
After you have been preapproved by one of our trusted local mortgage lenders I will take you out for showings on homes in your price range. I generally recommend that we look through at least fifteen or more before you make your offer to purchase one. By searching extensively you will get educated on homes that are a good value to buy. When a home comes available meeting your needs you should be ready to make your offer since properties now sell fast.
Once you have decided to make your offer it normally takes about 30 to 45 days before closing. During this time your mortgage lender will collect all of the documentation they need from you to complete your loan approval. They will almost always order an appraisal on the home you are buying to make sure the price of the home you are buying is in line. They will also order a title policy to make sure you will get clean title to the home upon purchase.
After your home loan has been completely approved you will be ready to close on the purchase of your new home. At this point all the parties involved get together at a title company to sign closing documentation as well as to exchange house keys, etc. Now that you have closed on your home you are now ready and able to move in!
The City of Shoreview is an excellent place to consider if you are thinking about making a move. Situated in Ramsey County is a convenient second-ring suburb just north of Saint Paul. The national magazine Family Circle named Shoreview as one of theTop 10 best places to live in a 2008 article. With 7 lakes in and around the city, including larger ones such as Turtle and Snail Lake, Shoreview, MN offers recreational opportunities for everyone. The Median Sale Price peaked at about the same time as the rest of the Twin Cities Housing Market and bottoming in the Spring of 2010 and being pushed up again by the Homebuyer Tax Credit. After the Tax Credit Home Prices began to trend down and has been leveling near $100,000 as of January 2012.
Inventory in Saint Paul has been trending in a Balanced Market since October 2011 and it appears the current Absorption Rate of 6.1 Months of Inventory could continue to trend down in the coming months and turn into a Seller's Market.
The Summit Hill Area in Saint Paul has appreciated the most out of the area in Saint Paul at 24% since 2002 and 2% since 2006. The Summit Hill Area is also the only area in Saint Paul that has appreciated since 2006. The Macalester/Groveland and Highland have appreciated since 2002 and Marriam Park/Lexington-Hamline appears to have broken even since 2002.
The worst performing neighborhood in Saint Paul from 2002 is Dayton's Bluff, which has depreciated as much as 62% and 69% since 2006.
With Balanced Market Conditions trending a flat line and the median sales price leveling off Saint Paul is poised for a rebound. Another clue to an improved Housing Market in Saint Paul includes the areas of Summit Hill, Macalester/Groveland, Highland and Marriam Park/Lexington-Hamline showing improvement since 2002.

The real estate market in White Bear Township held relatively steady during 2011 compared to 2010. Closed sales were up in White Bear Township, Minnesota in 2009 2011 by almost 13% and there were only a few more homes listed than in the previous year. This northern Ramsey County township saw a drop in days on the market for the second straight year down to 137 DOM. The average home price dropped for the third consecutive year, down another 6 % in 2011 after a 9% drop in 2010 and 15% drop during 2009. However, with the cost per square foot at $100, the White Bear Township market is faring better than other communities in the north and east Twin Cities metro area. The average sales price for a home in White Bear Township is now just under $190,000 and remains an affordable area that is moving toward stabilization.
