If you’ve dreamed about an idyllic urban neighborhood with a creek, lakes, schools, and shopping within walking distance, you will love Kenny in Southwest Minneapolis.
Kenny is a small neighborhood of about 3,500 bordered on the north by Minnehaha Creek, south to Crosstown 62. Lyndale Ave on the east boasts local shopping and restaurants, the neighborhood is dotted with coffee shops, ice cream parlors, churches, tennis courts, parks, and local services. The park along the Creek offers miles of trails for biking, skating, walking and dogs. If you have a dog to walk, you'll quickly get to know your neighbors who are also out for a 3.5 mile sprint around Lake Harriet just after dawn.
36% of the population is between 25-44, making it a neighborhood of young families served by Kenny Elementary and Anthony Middle School. Small kids with big back packs on their backs scurry to make the first bell before 8 AM as most students walk to school.
Currently, there are 68 active listings on the market priced from $18900 to $1,250,000. Last year 135 properties sold, only 5 were foreclosed, making it one of the more stable neighborhoods in Minneapolis. All of those sold and closed in less than 45 days. Average price point is in the high $200’s, and values have held steady since 2005. Market times are shorter than average as demand is always high. Architectural styles favor charming Tudors, Bungalows, two story Colonials, and a few newly constructed homes. Little red wagons and tricycles populate front steps as new green grass replaces snow banks.
Home Depot is overwhelmed with creative urban gardeners who start planning as soon as the snow melts. Kenny is a great SW Minneapolis neighborhood where both family and real estate values are strong. The coffee is pretty good too.

Kenny Neighborhood Association
Tucked safely into the corner of Lyndale Ave and the Crosstown (Hwy 62) Kenny Neighborhood is a quite residential area of Southwest Mpls. It is bordered by Highway 62, 54th Street, Lyndale Avenue, and the alley between Knox and Logan avenues south. Deviating slightly from the city's grid plan Kenny's charm is accented by curving streets, and the occasional hill.
The dominate features are its park and its elementary school, which were named for Sister Elizabeth Kenny, an Australian nurse who a treatmant for polio, and Grass Lake, a small but picturesque pond that attracts waterfolw and hosts it's share of pond hockey games.
Kennys homes were mostly built in the 1940s or later and are generally larger than the houses in adjacent neighborhoods such as Armatage and Windom. Origionally the Bachman family farm, of Bachman's garden center, occpied most of the area. It was sold in 1950's and homes were developed then. Occasinally new construction pops up here, but most of the area's remodeling takes the form of small additions and renovations.
